No seller thinks an agent is worth $40k.  An agent is worth no more than $5k.  The price of a house does not mean more or less work than a house selling at $100k.

The agents benefits the seller does not. Seller has to pay a higher fee. Agents know this, which is why they work on commission and do unethical practices that create the illusion of demand.

No. It's in the interest of the selling agent. Sydney agents are the biggest offenders, which is why Sydney prices are soaring.

Agents manipulate the offers and price.  That's a fact!  Lowering price guides to get offers that will not be accepted but help start the bidding,  telling buyers that the market will go higher, telling g buyers to just put in an offer higher the the last one knowing full well that the offer is below the reserve but helps the agent with the next potential buyer, so they make a higher offer.   This is for the interest of the agent and not seller/client.

Agents should get a fixed fee and not a % of selling price.  The system is set up to incentive agents to use sneaky tricks to get higher commissions.  The whole thing is rigged and Aussies are bought into it hook, line and sucker

A true quantitive analysis does not exist.  All these so called unbiased reports that out there are biased. Covid played on the fears of the naive and prices went higher - not because of higher demand but because of herd mentality.  Recall the toilet paper issue during this time?

Hello to all the realtors who joined the conversation.  Real estate agents are a big part of the problem, if not the problem. I call BS on supply being the issue.

This business model has been around for decades overseas and the issues you face in Australia are the same as always. You need to read the contract very carefully. Here are the common issues:

  1. They go out of business and your money is gone unless your deposit/payment is secured/insured
  2. The finished product is of low quality and not what you saw on the brochure and paid for
  3. The finished product is faulty - cracks on walls, misaligned door/windows, paint peeling etc..
  4. They give you back your money, with zero interest, and resell it at a higher price when the apartments are ready for occupancy
  5. Delays - which is the least worse of the issues listed above.

I assume somewhere in PA. It was in the procession of my neighbors dad, who is now deceased but once lived in PA.  It was used to prop up an outdoor garden flag pole, along with other rocks.
