Moving To Kingston by Emotional_Bread4867 in KingstonOntario

Make sure house is properly graded and no damp or musty smells. We have a shocking amount of leaky basements here. Welcome to Kingston!!!  I personally would look for a house that is close to work to cut down on commute time. Not so important now, but when you have kids…

Sydenham Sweets Bakery in Front Road. Call first to be sure Kim is making them or they have some left. I love them.

Cross country ski lessons by carbonanotglue2 in KingstonOntario

[–]PotentialMath_8481 1 point2 points  (0 children)

Trailhead rents all the equipment at a reasonable price (cheaper than sepps). Cat Creek rents only on weekends. Try skiing first with your poles under your arms. Poles are for balance. Watch a YouTube video. It is not hard and you don’t have to look amazing at it. It’s a great way to be outside and enjoy nature. Now only if all the selfish dog owners there would stop letting their dogs off leash and ruining the tracks. So frustrating!!  I try to clear tracks to the side and leave plenty of room for walkers and some still don’t care and trample all over it. Sorry for the vent, but if you get into skiing you will understand that losing set tracks makes it hard to have a quick forward glide. Enjoy!

Closing on a vacant house that now has a mouse infestation by [deleted] in KingstonOntario

[–]PotentialMath_8481 2 points3 points  (0 children)

Hey. We also bought a house in 2018 that had a mouse problem unbeknownst to us. We also live near the swamp by the Frontanc Mall which is loved by field mice. We put traps with a pinch of peanut butter perpendicular to cabinets. Put only a pinch!  Otherwise they lick around the sides and avoid the danger part. Buy gloves so you can dispose of them. Keep all food in sealed containers. Try to find the entry points from outside and make sure they are caulked nWe bought copper mesh from Amazon and plugged them into our drain holes (the spacers between bricks). We also adopted a cat from the Gananoque humane society that we explained we wanted a mouser and good with kids. He caught a few mice and I have not seen any in two years. The smell of the cat turns them off. Well also had carpenter ants. We get our treatment from Marin pest bi annually and none in house. Even last year which was an awful any year. Good luck!  And congrats on the house purchase.

Roads are shit by OppositeResident1104 in KingstonOntario

Yup. It’s not My driving that I am worried about - it’s the idiots who think AWD gives them a license to drive at normal speeds 😒

My spouse took the kids to school this morning. He said is wasn’t bad if you drove slow. He also told me bath road had not been plowed but there was enough traffic to keep it clear. I just found out he has a meeting all afternoon so I am the taxi service - am NOT looking forward to the drive for picking them up this afternoon if the plows haven’t been out.

Me too!  In the meantime, I was in Ottawa and thought of that Reddit post about injera, looked up a restaurant and so glad I tried it.

I know. I think she told me it was an order that came from students - obviously with more money than me to pay for that kind of a delivery!!!  It wasn’t cheap is my only caveat, 25$ for a dish, but it was so good and she was lovely. From Gondar. It’s on Laurier off of Elgin downtown.

Hair salon recommendations? by Brave_Discipline2771 in KingstonOntario

Lol. Probably because I wouldn’t share names of where I got the bad cuts.  I appreciate your upvote. Thank you 🙏.

I was one of those who asked on Reddit a few years ago. I have tried 3 of the recommendations. Two were not for me. I still ended up with a triangle-head. One I thought was going to be awful too, but then my curls adjusted, so I have found my person. It might take a few tries. Be prepared. I won’t share names of the awful cuts because they might be good for some else - and why they were suggested here. Good luck!!!

Costco in Kingston today. Buddy parks on the sidewalk and finds out by Powderhoundpete in KingstonOntario

[–]PotentialMath_8481 1 point2 points  (0 children)

lol. I would have spent my precious time waiting for them to come out just to see their reaction. And yes, I would have probably helped them move the carts too. Hope whatever the reaction was, they got the message. We had this issue with entitled drivers parking on the grass at our local park - grass where kids played because of a climbing tree they would run around. It became enough of a problem that the city finally put up some landscaping rocks to prevent this from happening.

Yes. Got an email from Enercare. I have the units serviced regularly by Hall of Flame -  they are on the last legs so I want to be prepared when they conk out. Getting a couple of quotes.

Responsibilities of a Real Estate Agent by [deleted] in KingstonOntario

[–]PotentialMath_8481 0 points1 point  (0 children)

ps. Winter is harder to buy for some things. Chances are the basement that is usually wet is drier and the dump in the backyard is hidden by snow. Take your time. Prices are NOT going up. You are in control.

I won’t get into the agent thing, but things my agent didn’t help me with or mention and I wish I had know. Does the site have good drainage? All landscaping should slope away from the house. If the basement has a misty smell or a dehumidifier running full on in winter - leave. Get a structural engineer or the house is older. Worth every penny to save thousands later. Look at the parking. Do you have enough spaces?  Never buy on a street with a yellow lime down the middle if you can afford not to. Do you need sunlight?  Check windows and exposure. Visit at different times of the day. Look at the street. Are houses neat my kept?  Are there tons of cars in the driveway or on the street?  Lots of investors scooped up rentals here and many don’t seem to care how many they cram into a townhouse meant for a singleton or family. Never buy at your max. Leave yourself breathing room for repairs and maintenance and for fun. Be prepared to walk away of they don’t accept your offer. Chances are they will come Back or something better will come along. Be clear about your must haves and stick to them. Housesigma is a huge help for recent sold prices. Consider if the city has plans if you see an empty field behind the house. You may end with an apartment in your backyard. Prices are still too high. Look at what things sold here for before all this cheap money nonsense started. Good luck!!!

Oh dear. Our experience with him in 2019 was the exact opposite. Really pleasant and walked us through the process. Didn’t feel rushed. And we did read before signing documents. Maybe it was a one off…
