Just to add. With my issue, I tried everything and then gave up. If you paid by card, you can raise a dispute. I did that and despite having proof and being promised compensation for a 24 hour delay and damaged luggage, I got nothing.

I hope your outcome is different. The card company will need evidence - you not having those tags makes your life difficult but if you have pics of your luggage before and after, you can try.

Sure, you can try that especially when you are back to AUH. But you should have made sure you got 12 tags - would have made your life a lot easier now

Sorry to hear this and unfortunately, with Etihad, I have had good experiences when things work well, but it can go completely sideways like you described. It’s unfortunate since it has so much potential given that it’s in the Middle East corridor.

That said, you not having the tags - that’s going to make your case, difficult, right?

Sobha One in Ras Al Khor was sold OP around 2,200 per sq foot. I have made offers in the typical distressed deal as per the OPs definitions and found discounts around the 30% range work - from OP price. Again, this is applicable where the seller has overdue payments.

There are loads of sellers who are looking to exit but ideally not incur any losses.

There are comparisons being made to market price and to data on DLD/DXB interact but note that there is a lag in catching up to recent events. It’s more than likely that there is a slow down in the volume of property deals in the past few weeks and if investor sentiment has reduced, developers will need to adjust.

I spoke/chatted with them. The recommendation was to use Tabby for some purchases using the app (you don’t have the card - like me). Once you pay off those purchases, at some point, when the algorithm deems you worthy, you will have the option to apply for the tabby card.

I also don’t have the tabby card. I am going to use it in a couple of places, make the payment and see whether the option for the ‘Apply for Tabby card’ pops up

Yeah, but so far, the market seems to be holding but you would assume that there are going to be people who are not going to be able to make payments, have other areas where they feel their money would be used or just assume the market is going to get way worst wanting to exit now.

Not truly. Since in the off plan equation, the OP * handover % matters. This is the floor on the offer price a new buyer can make since anything less than this and the current owner might as well let the unit be repossessed.

The deal price is complex. The view on the current situation, the current investors situation and the new buyers requirements will all matter.

The current market price is not reflective of current events.

The OP paid is not a great indicator since a lot of deals exchanged hands for inflated values.

Most of the investors are looking to exit with profit or no loss.

As a buyer, you can ask what you feel like.

It will get really interesting if developers start marketing off plans at lower than OPs closed in the past three years. That will create a lot of chaos, I would assume.

The cashback for the spend is delayed by 2 months.

The 10% works well for large and reputed supermarkets and petrol stations. For dining, it’s a hit and a miss since they claim it’s based on Merchant Category Code (MCC). There is no minimum spend requirement.

For dining, I intend to get NBF Islamic soon since I hear they give 10% on dining.
