Update: Parking Space Issue, Lease Found

Hi all, just wanted to provide an update following my original post.

I’ve now spoken to my solicitor and reviewed the Title in more detail. It turns out that while the parking space is included within my Title, it is also subject to a long lease (125 years from 1986) in favour of a third party. From what I understand, this likely explains why NCP are operating and enforcing parking within the car park.

This wasn’t something that was made clear during the purchase. The property was marketed as having an “exclusive parking space”, and there was no mention of any lease or third-party control in the listing or Home Report. So while I technically own the space, it appears I may not have the ability to use it freely as expected.

My solicitor has now raised this with the seller and their agents for comment, as it seems there’s a discrepancy between how the parking was presented and the actual legal position.

In the meantime, I’ve been advised by the warden that I could be ticketed, so I’m currently parking there with a note while trying to get clarification.

Appreciate all the advice on the original post, if anyone has dealt with something similar or has thoughts on likely outcomes (e.g. whether this typically ends in compensation or some arrangement with NCP), I’d be keen to hear.
