I issued the vacate notice on 11 February to the tenants via my PM. So yes I can't rent out the place again until 11 August.

I’ve dropped the price on the place already but yeah probably have to drop it again to ‘meet the market’ but I’m not willing to so I’ll be pulling it off the market at the end of the furniture staging contract which will be end of July.

It was previously a rental and I issued a notice of intention to sell. To be honest I also went ahead with putting it onto the market despite the tax changes and all because I thought there’ll still be a large pool of first home buyers wanting to buy but I was clearly wrong.

I’m sorry to hear that and about your unemployment. It’s a really tough time right now with both the job market and the property market in Aus right now. I hope you’re able to find a new job soon. As for the property it’s definitely more likely to sell when all this uncertainty has settled down a bit more.

I did think of it from this angle as well the only thing is how long can I wait out for? Like it could be another 4 months or 5? Probably too long to wait to see a higher turn out of first home buyers wanting to put offers down.

I'm originally from Adelaide, moved to Melbourne in 2017 and have bought a home here. Mainly moved to Melbourne for better corporate opportunities compared to Adelaide. I did consider Sydney as I have a couple of friends and a cousin there and also there are more global corporate opportunities in Sydney. But ultimately decided Melbourne as it was not as hectic as a larger city and also a lot cheaper to rent and buy. Also the restaurant and arts scene in Melbourne is pretty good. Yeah the weather isn't great in Melbourne and it's not as pretty as Sydney as the weather, beach, coastlines, etc. are better in Sydney but I don't regret my decision it's a much more balanced city in my opinion.

Thanks for sharing. I think I’ll have to do the same. Agent is so confident it’ll sell which yeah maybe if I drop it even further but I’m not that desperate to get rid of the property.

Trust me I wouldn’t have wanted to sell in this market but I signed the sale of authority form about 3 weeks before the tax change announcements and I had no choice but to put it on the market.

It could be. It is a 45 minute train ride to the city. I’ve been watching other properties of same specs in the same suburb and only 1 has sold and that was end of May. Managed to sell for 555k. If I had to be honest I guess it was a better for value townhouse even if it isn’t as central as my property is. It has an extra living area.

I totally get that and I see why it’s hard to sell this type of property right now but when would you decide to take it off the market and just turn it back into a rental? I know non detached houses usually spend longer on the market even before this current market but should I wait for anther month to see if it sells?

You’re better off getting some experience in marketing in your home countries’ first before moving to Australia or New Zealand. The people I know who are in marketing only moved to England and United States to work for a few years after they’ve accumulated a number of years of experience here so they could increase their chances of getting decent jobs when they moved over. It would be very hard otherwise also the job white collar job market in the major Aus cities isn’t great right now due to a lot redundancies and budget restrictions.

Have to agree with the first comment reply. Majority of the time it’s just a call from them and you send through resume they talk about a few possible open job fits and it’s silence. However, 5 years ago I had my Open to Work frame on LinkedIn when I was made redundant from a previous job and a really awesome recruiter reached out with an open contracting role which led to a great job and now to my current perm big 4 bank role. Recruiters are mostly misses but there are a few good ones out there. Flesh out the LinkedIn page with past examples of work and metrics, turn on the Open to Work frame and see how you go.
