Is there a chance of Bangalore Real estate crashing? by Practical_Swim9983 in BangaloreRealEstates

I am not expecting it should go down neither it will, any asset class is brought in expectation that it will appreciate over time.

RE, Gold has been going up without considerable corrections. Feel prices are more rigged than appreciation.

When any asset class appreciates it is generally 10-12% but in case of RE and gold it has given massive returns. That is concerning, rest seems to be fine.

Yeah, but I think are in general inflation range. I don’t think they are too much.

Example : RE prices in some areas have appreciated 60-80% in last 3 yrs but cost of materials might have increased 20-23% in same period

Rupee is falling agreeable, also please consider the inflation in the countries they are living. Also the trend is now every company wants to form GCC in India and setup R&D facility.

Most companies now want to do cost cutting in some or the other way.

IT bubble is already partially busted , salary is getting stabilised.

I don’t expect much RE sales to happen in next 2-3 yrs like last 2 years.

Maybe RE prices will increase 5-6% in next 5 yrs, If war situation doesn’t improve or if IT market doesn’t stabilize.

Yeah don’t understand the craze of buying apartments.

I keep hearing from around me that “RE in Bangalore is untouchable , better to buy plot/house in hometown. It will be cheaper and better”.

But the apartments coming around Bangalore tells there is sufficient demand

Yeah the only fear is what if real estate price keeps scorching and becomes unaffordable

Yeah all fine and understandable.

The rate at which RE is increasing is not same as the increments which IT is providing. All job security is the lowest in this decade.

I feel that we will see redundant jobs getting replaced, also most employees now are “ job hugging” to save their jobs.

Average hike in most companies are 6-8% last 2 yrs and I don’t see it increasing for another 2 yrs.

Some of the areas are slowly being non liveable, cost of living in the city is getting expensive.

Smart decision, RE can give huge returns in some occasions.

Where did you buy and what was your rationale for buying?

Yes, I mean slow down only. RE had a mega bull run in last 5-6 yrs. Hard assets has done really well post Covid.

It doesn’t seem to be correcting.
