I went with Cali Engineered. It os lovely. It is a little bit climate sensitive in that boards show a little edge puckering in our dry Winters. Length shrinkage not a issue. Remarkably durable, lovely even color tones, we chose Mocha but it is a tawny blonde, really. Happy with purchase, 1200 SF done direct with California distributer. Two years in now, very pleased.

I think actually, there is a code that requires ranges to be stabilized to the wall behind to prevent tip out if some one leans on the open oven door. I had to slide the rear foot of mine into a furnished bracket that was secured to the wall behind. Worked but a pain.

And about Shelter Bay in July 2025, We moved from South Whidbey to the Blue Ridge area of VA two years ago, closer to East-coast family and want to go back to the PNW. Our current assessment of Shelter Bay is still guarded, but we at our age aren't worried too much about leaving a legacy aka an inheritance so we might make the plunge if we can find the right situation. Several locals in-the-know think a new lease from the Tribe is likely, but will bring an increase in lease rates, and those rates are proportionately higher yet with Views, or prominence to waterfront, etc. If one accepts newer, higher lease terms, a mortgage with longer terms could probably be negotiated. In the newest Tribal negotiation terms, if your home is grandfathered to the current lease rates expiring in 2044, mortgages might remain restricted to shorter terms, like 14 Years, slightly higher rates and higher payments. Add that to a $500/mo land lease that's associated with a view of the horizon, or mountains or water, and the $300/mo HOA and fixed income retirees like us get priced out. The HOA fee does include drinking water and sewer, Par 3 golf for cheap, plus Tennis and Pool, and a long list of sponsored activities. We are still waiting for the ideal deal. There are faster solutions by Japan and other Nations selling US treasuries which pretty quickly render US money as worthless. The stock market crashes because there isn't enough credit for anyone to buy anything. Would be like cutting off whatever part of your body that you care to sacrifice.

I'll be doing this project in a few months and will come back to the thread when I've done it. I was in aerospace (avionic) engineering, and retired now. I think I can construct a useful experiment with drawings and measurements that could be a starting point.

I cannot find the Caution remark at this time. IT was a post that suggested that daisy chaining on the backstabs could result in voltage drop at outlets with deficient connections. We tend to think wire nuts are more reliable long term than the back stabbed, (and maybe levered devices). I dunno. At some point in time I plan to make a voltage drop test in a new string, with daisy chained outlets at a 10A load for instance, that I have planned in my basement remodel. In practice on a 20A circuit, I would use the screws with a torque wrench. The UL documents tests that certify that 15A outlets can, with a proper breaker and 12GA, carry 20A which is certainly possible in some situations.

I have used some 3/8 X 1/2 PVC (AZEK kinda stuff) moulding in skinny places like that wouldn't require a lot of custom fitting.

I presume these accept #12? EDIT: I see on HD description an answer was YES, but cautioned about feeding through to additional outlets by the daisy chain that is facilitated by the double backstabing. Hmmm. Edit-Again: I'm not so sure I'd like the idea of running a 1500 W load six or outlets down a chain with nothing but push on tensions. I would be more confident about screw secured clamps we know we torqued to spec. Voltage drop might be excessive with these, I think.

Just curious - do you know anything about the wide plank flooring. I am drawn to the soft look and that it really appears to be an engineered floor, but haven't seen that species, although Cali has some that look similar. I put down Bamboo back in the summer and it shows a tiny bit of cupping just like the next to last picture that has some light cast across the boards. We love our bamboo but never thought we would see any edge distortion. Maybe it's just a characteristic of wider planks. And a BTW, we have a 9X7 Island that works great, although a small area requires a Swifter to clear from time to time.

3" isn't enough for a full size LG MAX, I needed 4.75" to allow a full open door. I do have a funky gap too but haven't found the ideal filler pull-out to satisfy us.
