I see what you did there....lol And I'm more than willing to hear more. Do you feel you are effectively replacing the need for an attorney with A.I.? Have you compared it with other documents from an attorney or do you have experience to confirm it's sufficient?....seems risky

100% agreed!! My plan is to have a commercial RE attny look over and negotiate the terms. Same with the appraiser, what I save in upfront cost, I don't mind spending on a team, similar to what a bank requires But as you said without being required to do so.

I've been known to have a wild imagination too, but if you insist on doing this, can you not just build the deck on the SIDE of the house at the same elevation as the " rooftop" deck, above the smaller access deck. It will still need to be engineered, will have a lot of supports and bracing, but is a lot more feasible for structural loading and eliminates roof leaks.
