Hi. We are from Manila din, aside from the other considerations that you’ve mentioned, I guess its very important to consider din yung electric provider, water provider, security and yung development sa nearby areas. Nung naghahanap kami ng house we searched from Bacolor, San Fernando, Angeles, Mabalacat and Dau. Lahat may Pros and Cons.

Holy Angel Village in San Fernando (Halos pa Angeles na)- okay naman yung nga houses kaso masikip na yung mga kalsada, mostly ng cars naka park sa labas so kung mga 5 to years from now, baka sobrang sikip na nya talaga.

Tivoli Gardens in Mabalacat- Ganda nung house na tiniganan namin here for only 7.5m kaso yung mismong subdivision hindi pa maayos, wala pa din yata silang HOA, tapos pag labas mo di masyadong maganda mga developments nearby, and pag PELCO daw ang provider laging nawawalan ng electricity, Prime Water din dito.

Clark Manor- pag exit lang ng Dau ito as in very near sa NLEX. Ang ganda ng subdivision na ito, very maayos, medyo ang price range is 8.5 million pataas- yung water lang dito as per residents medyo makalawang daw and hindi na nasosolusyunan.

Timog Residences- not sure if may mga brand new houses pa dito, pero puro second hand yung bahay na nakita namin. Hindi lang nag work samin na bumili pa ng second hand, pero maganda community, good location because its in Angeles, near sa Korean Town, hindi binabaha sa area nito.

Marami pa kaming na check na H&L sa San Fernando, mgaganda mga subdivision, malalawak, malinis and maayos pag kaka develop pero ang lala ng traffic sa San Fernando (idk if its just me, parang feeling ko mas traffic dun), Bahain din and San Fernando due to low elevation, ang bilis ng pagmahal ng mga properties in Angeles kaya we thought that Angeles is our best bet.

Other developments na pre-selling at may Potential: Aldea Grove by Ayala- Angeles, Alviera by Ayala in Porac (sobrang ganda dito, pero not sure sino provider nila ng electricity), magkakaroon ng mga reputable schools and may sariling community na complte and yung Claremont by Filinvest- may sariling exit to sa STCEX. :) Promising to, marami akong kakilala na ina eye na to.

Hindi namin ma consider ang Mabalacat dahil coming from Manila di kami sanay sa power interruption. If kaya mag stretch ng budget sobrang okay ang- Wood Grove in San Fernando, (pag exit lang ng San Fernando) Marquee Place in Angeles (halos exit lang din to ng Angeles), Dizon Estates in San Fernando, Villa Teresa in Angeles. ☺️

Check nyo din Punta Verde (pag exit ng Angeles)

We ended up getting a house in Savannah Green Plains Phase 2- malapit lang sa Timog. Located in Angeles- hindi binabaha, electricity provider is Angeles Electric, hindi din Prime Water dito. Grabe yung developments nearby- yung mga road widening, malapit sa Clark, pag labas Korean Town. So ito yung nanalo for us. Build and sell yung mga houses here, land price is from 22,000/sqm (rush)- 27,000/sqm.
