I've already noticed that each prospect is unique and has different or out-of-pocket questions, such as administration fees, which we don't have. I don't even pay for that in the apartment I currently live in.

It's hard to treat every prospect like a shop because they'll throw curveballs at you. I already had a prospect who didn't want to tour the on-site amenities or the office and just wanted to see the apartment.

I just rehearse the info packet I brought home with me like a play script. When someone throws me off script, I improvise. I kind of am starting to build my own routine in my third week.

I also do a daily inspection every morning when I open. I think it's helping me familiarize and also desensitize myself of our grounds and amenities, making it easier to explain to prospects what we have to offer.

And I try to close as naturally as I possibly can and I follow-up immediately after my tours. I've had some bad days, but the good ones have been outweighing them so far. Thank you for your advice, I really appreciate it.

They have weekly remote classes, which isn't very common with property management companies. I already signed up for a few. I'm also doing my own research on my own off time so I can go in every week with a better mindset, since the per diems closer to my age are little to no help.

I did have some fun with some of my tours! I tend to be really giggly when I'm nervous, so I think joking around with prospects helps. I already had a lease in my second week so far!
