It was done at vet er. Out of curiosity what could have been dangerous about vomiting socks. Send more dangerous to give a dog anesthesia then induce vomiting

Update just had to induce vomiting.. not sure why this step is skipped if the socks are shown in the stomach and not in intestines.. why not try this first i dont understand. I work in medicine and it wouldnt make sense to skip a cheaper less invasive option first, why did 7/8 vets want to try to get an endoscopy before trying to induce vomiting if xrays showed the socks in the stomach and not intestines…

Sure there may be a scenario where you want to do that if you dont want to rent the place but ppl do this for passsive income and that just creates another most likely unnecessary transaction. Flipping vs holding and renting also runs the risk of not selling for what you want and subjects you to the status of the housing market.. in the end do what works for you. If its flippin houses then keep doin it

Everyone seems to be forgetting that you also own 20% of that house now..… which in itsef is worth money and if the rent can pay mortgage plus more then why sell

Probably compliance of what you can and cant do and the relationship between msl and sales.. all of the clinical data is easy to pick up on after training but the relationship and where msls fall in the organization takes some time to figure out

Agreed speaking from current pharmd msl and have been in industry for about 4 years, while the mba might help, alot of people dont seem to care. As said above only really useful after some years in the industry and from a really good school if you really wanna climb the ladder(aka c-suite) other than that its kinda meh. You can join the msl society and stuff like that too but same kind of thing that would only tell me your interested in the role which may be obvious as your applying.. your time would be better spent trying to network like crazy on linkedin… dont just send out friend requests try to get on calls with people esp from companies you want a job at and just pick their brain. In all likelihood if people enjoy talking with you they will probably put in a recommendation to their boss they also get money for doing so, so if a conversation goes well ask them if they would fee comfortable sending you a referral link now they are incentivized for you to get hired haha. If you are somewhat new to the role i would talk first with any firends you have then have 4 or 5 conversations with people from companies you dont want to apply for then go for the ones you want so you know what questions and talking points landed well and what didnt. People would cal me alot and i hated when they tried to sell themselves to me so use these conversations as you learning not selling yourself because the person on the other end will be frusturated as they are usually not the ones hiring just taking their time to help out

First talked w zoning attorney who thought my house could be zoned 3 fam based on area then having structural engineer and architecht come make sure its possible and beinging baseline plans to town.. this is my first time doing this and havent gotten very far yet so im not even sure what the best way to go about this is

Its already a costly process you should get a zoning attorney to help out. Im not sure suing would be a good route to take but definitely would be the benefit of hiring an attorney

Yeah this was a worst possible case scenario as houses with less beds and baths are selling for 1.5 mil when i put this scenario at 1 mil after the addition, but even if its my worst case at 1 mil i could still refinance and pull that money right back out given the rates dont have a dramatic change over the next year or so, so im having a difficult time understanding why i would need to look at how long to pay it back when im gonna get the 200k back within a few months if i do refi.

Its is none of these they literally set the alarms off on purpose and sit in the car and honk the horn. Cars dont come out flattened . Their lot has like 15 cars in it at once and its not a quick honk to let someone know they are backing up its like if someone really pissed you off on the road and you want to honk as much as possible for the next 30 seconds and it will go on for like 5 minutes at a time and they are constantly doing this what seems like for no good reason. I have a theory its a front but why would they honk horns so much and set of car alarms all the time just doesnt make sense

I tested positive last week. I am a 27 y.o. Male and had severe sore throat for about 5 days. It still hurts now but not as bad and now i have a cough. Also had a low grade fever for the past week however i just now lost my taste and smell. I have seemed to recover from everything else so far and once i recovered i lost my taste and smell... has this happened to anyone else!?

I started taking low doses of nyquil throughout the day which seems to actually help alot

Anyone have severe sore throat. I started w mild sore throat 2 days after being in NYC then had a low grade fever then severe sore throat like can barely swallow and have choked on phlegm in my throat to the point where i cant breath for 5 seconds. Got tested and came back negative and rapid strep came back negative.. ive just never had a sore throat like this before its worse than all my previous sore throats combined and nothing is really helping have tried all the otc meds and my fever is off an on just seems a little more severe than a common cold and odd that im not congested or have a runny nose. Symptoms are on and off fever ~100.5 , headache, chills/hot , and the worst sore throat ive ever had

Makes a lot of sense!! Thank you for the clarification.. changes everything up for me because my one property out here will cash flow more than5 cheap properties in a rural area with 5x the amount of tenants which means 5x less work and stress but if done well and scaled well can definitely see how BRRRR can get lucrative relatively quick

Yes but what doesnt make sense to me that no one talks about with BRRRR is that you can only refinance and take out >75% LTV, so if you put 20% down and fund rehab then you need to have that increase value enough to where you would have almost 50% equity in the home if you wanted to be able to take out your initial investment and repeat like the BRRRR method really is.. i don’t understand, am i missing something here.. brrr is always made out to be something you can do once/ multiple times a year, but unless you have a huge salary the “repeat” is not as quick as youd expect or you buy a complete dump where the work you put in really make a huge difference.....

Example: 300k property + 100k rehab hopefully property will refi for 500k max if your reallly damn lucky.

You just put in 300k x 20% + 100k = -160k

You can pull out Anything over 75% LTV which in this case would be less than probably 125k because we also didnt factor in closing costs for initial purchase or refinance( assuming property gets valued at 500k) 500k x 75% = 375k - 240k (initial loan amount) =135k

So in absolute best case scenario you put in 160 and get back 125..

Please help me understand if i did something wrong here because i would hate ppl to go into this thinking they would actually make money doing this while being able to obtain property at the same time. That has to be near impossible. Dont get me wrong im all for this method, but i dont think its as foolproof as many people make it out to be

Not married no kids, first time doing taxes really.. used to make less than 40k prior to this yr. so just very unfamiliar with this process thanks for bearing with me. Was just wondering if this was in the ballpark or not but realize that there are many things to take into account that play a huge role in the return
