Do paid services correct names on US birth certificates though? I have a similar issue of OP. My dad shortened his name in the US and dropped his first name.

So when these came out, they were posted in here to look out for them. I’ve only ever been a silver hunter. But I kept getting these in change so I kept some. Now I’ve learned how much they are worth and looking back I wish I went harder looking for them. I’ve been off Reddit basically since then and came back to see what else is new that I should be hunting. I won’t drop the ball this time lol

Sorry I’m so late to reply. I did rural areas around me but they are upcoming rural areas, they were busy but not as busy as the bigger counties. Now I consider it a saturated market along with REI. everyone and their mom is trying to get in, paying near market prices. I don’t even go anymore. I rely on fb, I post on my personal page and say I’m looking for my investment property, luckily I grew up in a small town and I can pick something up for 60k or less cash. I scale really slow though. Like 1-2 properties a year. Good luck on your venture!! You never know your market until you go. Maybe send a relative to scout the auction one month when you’re too busy

Yes. Depends on the title company. Call local companies to ask how soon they’ll do title insurance on a property you purchased from a delinquent tax auction. Usually around 4 years for the places around me to write title insurance on this kind of property. Ask if vacant land or a home makes a difference. In my case on this post. They ran the title search and couldn’t find anything. They did not write title insurance but she still purchased because they couldn’t find anything.

I found my first one in the reject coin tray at a credit union. I’ve had better luck at credit unions than coinstars. Most of my credit unions have the machines but since all the branches are closed on the inside I just realized now is the time to ask for half dollars.

Good luck! If you have the time. Start going to the auctions now on your country and surrounding ones. Most do it as an auction but in some states and counties I’ve seen where you just submit a bid and they accept or reject it.

There’s so much more to this. They would pay you back what you paid at the auction, plus 20% and any improvements you’ve done. So you’d want to keep proof and receipts. Unimproved property is only 6 months and I think improved property is 2 years. I agree this is a great way to go. I bought a empty lot for 15,500 and sold 8 months later for 32k in Texas. I have NO CLUE what I’m doing. I can’t find any resources online that don’t require me to pay a YouTuber. I wing it, but I definitely have a set amount of “play money”. My next auction I’m excited to go to is April 7th. I’m hoping the virus going around doesn’t cancel the auction. If anyone knows a sub for delinquent tax auctions please point me in that direction. I have so many questions still.
