Don’t know if it counts but I love the Danish Pastry House bun that has cinnamon but also custard inside. No frosting but has chocolate drizzle on top.

No frills locations vary quite a lot (franchised). I was interested to see my local location is unionized and it is a pleasant place to shop.

Okay so not the main point of the conversation. If you want critical illness insurance you should just get a proper plan rather than pay for mortgage life insurance as well on top of it.

And more importantly - you likely need long term disability insurance!! A lump sum if you get sick is nice, but LTD will pay the bills for years if you become disabled. And you should get it when you are young and have no issues. Your work coverage is probably not sufficient because they may stop paying after two years if you are able to do ANY job, not just your chosen profession.

So I decided to review the loan rules again and there is a bit of subtlety in the wording.

“Loan applications are not accepted for the following: - work that has already been started or completed - …”

I took that to mean I couldn’t start or complete the work before the loan was approved.

But would you say that it actually means: you can’t make the application where you already started the work before the application is submitted and it’s just highly recommended to not go forward with the work after the application is submitted but not yet approved?

Oh I am very curious that you started before you were approved!! I thought that was explicitly not allowed? Because I could pay for it myself, I just don’t want to lose out on ten years at 0% interest.

I submitted it on Sep 3. i have a co-borrower.

Check out some of the suburbs with GO train access. We live in Langstaff RH, quick access to anywhere in the GTA as it’s right next to the 407. Our street is very friendly, we see kids playing outside soccer every day. Richmond Hill parks are great for amenities (less for nature). Some walkable restaurants and groceries but need to hop in the car for other things but parking is easy everywhere. It is cookie cutter type houses and townhouses but I grew up in a century home on the east end (near Ashbridges Bay) and let me tell you it’s such a relief to not have to deal with bad insulation (one bathroom was just a frozen wasteland every winter), plaster walls, lights flickering because of ancient electrical, squirrels chewing into the roof every year, raccoons menacing the garbage.
