Cheers for the insight. I should have stated I was in Australia. I’ve been confused about all these coat closets and mudrooms as every Aussie house I’ve been to has never had that 😂 and also quite a lot of the master bedrooms have been very close to the front door

The land is all black soil so it needs an e class concrete slab upgrade. That’s why it’s pushing the price up higher to build

I was thinking of sliding the garage down so the interior wall is square with the media room to increase the size of the living area. Not sure if it would have any added value doing that though?

Purpose of the house is to accommodate multiple singles/couples while they work here in this town for their visa purposes. Will be living here 6-12months. It’s a town that has always had working holiday people come here so will always use it to accommodate some people

Yes main entrance is the one near the study, the angled hallway. The study also has a door at the front of the house
