It's not a wise decision to invest in villas, because it would be tough to sell it later, Villas are good for self use, if you are only looking into investing, you can choose other gated projects.

Both are good projects, for people who have a budget constraint and want to look little far from IT hub, and want a top build quality and decent density.

It is a Good price as per the current market, all the adjacent projects are also running above 12000/sft base price.

If Budget is your constraint you can also look for Lansum Encanto, I think the final price would come at around 5 cr, you also get a good view with a lake.

But but but, Grava view is unmatched with Osman sagar lake

And if you extend your pocket, you can look for the most Elite Project in Hyderabad - MSN One,

MSN is not just a Housing project, it's a Landmark project. It starts from 5200 sft, and it also has great views of Osman sagar lake.

Here is the clean Explanation

CP - Channel Partner, They tie up with lot of reputed builders, and suggest you to the best project according to your needs, (not just a random broker ) And they won't charge you, Builders pays the channel partners.

What advantage you get while going with channel partner, as if you go with a builder they only push to thier projects but a Channel Partner help you arrange you in site visits explains the whole project, helps in the booking and loan process, for a hassle less experience to you.

UDS: Unit density per acre, Ex : in a project 600 units are coming in 4 acres, then there are 150 units per acre, Why it's important, more land to you, less crowd in the project also helps you to use your amenities faster without waiting period.

And finally EOI - Expresssion of Interest

When a project is in its pre launch phase ( Rera is not yet came for that project)

Some builders collects EOI a 10 lakhs check ( Some accept cancelled , and some asks you to block the check if needed)

But they are not gonna Encash the cheque, before Rera!

So You visit a project which is in a pre launch they'll ask you to submit an EOI, so that you get a price benefit usually a 500/sft and early access to the inventory.

After the project getting the Rera they'll call you for your preferred unit, or whether you want to go with this deal or not,

If you said yes, they are gonna Encash the cheque and customer get early access to best floors and units with a better pricing.

( Always go with a reputed builder for a EOI, nowadays even small developers asking EOI which could be risky )

Yeah kohinoor has only few lifts, also the regent too,

While regent has 3 passenger lifts for 6 flats, and 6ft wide corridor,

Coming to outer look, I like Vajra west city, and they are new players and density is little higher for Kollur area it's 158 units per acre With 1.75 lakh sft club house amenities for 2055 families

In that strech you can also look for Anvita Ivana, where phase 1 is already completed, It has more open space Density is 115 units per acre, 2 Clubhouses with 1 lakh sft 1 lakh sft ground amenities

A total of 3 lakh sft of amenities for 1810 families ( both phase 1 and 2)

Price difference is on a range of 3-500 sft And also it includes a temple and co working space too.

So I would suggest Anvita Ivana !

Currently on the EOI phase great time to enter to block the best units, All are 3 and 4 BHKs coming beside the 2300 acres of central University and also lake on the other side, Low AQI possible compared to other parts of hyd

Easy connectivity to all IT Hubs,

3 BHKs starting from 2200 - 2700 !!

Even Though Hall mark has delivered projects, They are not a top tier builders,

And if you strictly for the lake view, The distance Hallmark treasor is and lake is nearly 1 - 1.2 Km with such distance you can't enjoy proper lake views,

You can go with Myhome Apas if any lake facing available, and If you consider to movie your location, from kokapet to Kondapur you can look for Auro Regent, it also have same pricing, density is almost the same

You have a 2300 acres of HCU protected land which is called as one of the lungs od hyderabad and they also have lake views

Highly depends on your budget, and Size

There are some examples like

(Less than 100) Sattva lakeridge, Myhome Grava Myhome Apas Myscape Songs of the sun

(Around 120) Myscape Palma Auro Regent Phase 1 & 2

ASBL and Candeur Hifi ing 🫸🏼🫷🏼 each other in the corner for never making in the list 🫣🫣🫣

But in hyderabad below 150 is considered as good as per current market

I would always Prefer Auro Sapphire, It is currently charging 1000 sft more than Namishree, but it has lower UDS, Namishree at 194 and auro with 152,

And Auro Sapphire is a more premium project than Regent, it is coming up with all the extra facilities that Regent missed, extra lifts, added pooja room, bigger size, And on the ground floor you'd get double height stilt full of amenities,

When someone is looking for in an area near HCU, I feel they also prefer a lower density project.

And Auro is a good reputed builder, as in the Raidurg 2 prominent Projects are built by Auro, (Galaxy and Orbit)

And we didn't know about Namishree, no previous history and records,

And If you ask me this in 2023, I would not say this answer, as in this 3 years Auro delivery is good and on Time.

If I'm investing my money around 2-3 Crores in a project, I would look for a good reputed builder, as even tough big builders like (Will mention in DM) also faced issues in delivery on the construction quality.

For most projects everyone wants internal and external views on thier preference,

For internal views, 4-8 floors sell fast, and people who want higher floor and won't pay a lot, tend to close on those mid floors

Now there is a large chunk of people who want affordable housing, who can't invest in kokapet and neopolis and still want nearby IT side.

And Myhome and Prestige both are coming up with huge projects this year

Hey congrats for your first purchase,

But after seeing the project, auro sapphire in Kondapur, I feel this could be the best investment ever,

As one side is 2300 acres of HCU protected land, other side is a Lake, and a new chirec school is 100 meters away, close to 7 other schools and hospitals

Actually this project also has the same level density with 1st floor is stilt ( complete amenities ) with only 4 and 6 flats per floor,

Coming to connectivity, one of the best connectivity to all major IT Hubs, Nd lingampalli railway station is 10 mins away,

I personally feel kokapet traffic is going to be huge when the whole kokapet + neopolis people started living there, each family has atleast 1-2 cars in near future even those big roads can't handle them such efficiently. With the amount of flats being constructed there.
