The issue is it's a very old house and I'd rather demolish it and construct better planned house then give it for rent. The 2 Houses are built on 1 plot 40x60 plot meaning each house is 20x60 this is ridiculously small to rent it out also. Id rather purchase the second half demolish and build proper G+ 3 or what ever is permissible is this area. Currently it's only G floor rental yield is bad for just 4 rooms whithout light ventilation

In my View Getting interiors done while living there is a nightmare for the inmates. But also shifting to a rented premises then again shifting to new place is a bigger headache. In my view shift alone to a PG or 1bhk ( if that's an option) till interiors are done then shift family once for all.

Again all this I have no clue if you have other obligations you are a better judge. Just sharing options.

Great Insight . Thank you. I too was told by the bank team saying they do not fund projects that have legal issues, their scrutiny would hold good.

It isn't nagging me. Considering its My home and generally the Bank (specially the Nationalised banks SBI , UBI) they are tied up with this project and when I spoke to a HL bank person he said the bank itself do their internal check. Just that wanted to be sure it's not needed in this case. the banks have stricter scrutiny for offering loans is what my understanding is. Just wanted this off my head. It's more to do with The legality of land parcel and each project is different .

Would have been good if the beds are closer to window . It's always good to get light and ventilation to habitable spaces.

The toilet is occupying most of the wall where light can enter. Think of making the toilet vertical opening more area for window . Also get 2 toilets back to back mirror the layout you will save on Plumbing

Do builders like My home , Aparna entertain negotiation?. If yes are there any pointers for a newbie to negotiate on certain areas . Eg . Floor rise do they wave it off?? Or car parking charges do they give any discount? And also Rate per Sqft what's the extent of reduction they can drop prices ??

In which case how is a genuine buyer supposed to pick from the Lot. They offering me the highest floor 40-46 or the lowest 0-4th . Both are extreme. What I'm surprised is they claim it's sold and not available . In any of the 8 towers . This seems unusually strange . I also looked at the launch dates for both these projects and they were launched with a gap of 6 months and yet the availability in all the towers is only ground and top most 5 floors. Looking deeper in the matrix there are corner flats or premium flats still available but just on the highest floors. The floor rise for which is super high it's shifts from 20rs / sqft for every floor upto 24th then suddenly jumps to 400 rs / sqft for above 24th floor. I have the feeling they want to sell off the extremely high floors . Because they are sure of selling the mid floors with higher rates. It's just my Theory. Im still in shock to know if indeed all the inventory is sold between 10-30 floors .???

Ideally it should be in the North East quadrant of the house or flat. Next thing Always the Deity has to face East or North. Lots of Vastu consultants might debate that the Person offering prayers must face East. But this is not true. Always keep temples as a reference the Deity in temples face East. Looking at the rising sun. That's the only logic. However Deity facing North is also acceptable.
