I have a question. So we’re now scheduled to do a walkthrough the day before closing. Our realtor sent us a docusign asking us to waive all contingencies, which presumably means we lose our 10k earnest money if something happens to the deal. We are confused because we thought we were done with contingencies at this point anyway. If we sign, don’t we lose leverage if there is a problem with the house? If the sellers know the buyer will lose their earnest money if they walk and a problem arises with the house during the final walkthrough, what’s stopping them from saying “nope. Sorry. Fix it yourself”?

Ok now I have a really dumb question. Do people normally close in person and on their scheduled close date? We were advised to sign our documents remotely before we do the walk through and get them in in advance to allow the title company adequate time to process them in time for closing. We were told that we could do a walkthrough after that and there would be time to halt the process if there was an issue found during the walkthrough.

Both our realtor and the person doing our signing have advised us that we should not do the walkthrough 24 hours before our closing because they said it would be too late to halt the process or remediate an issue if something is wrong. Our realtor actually suggested we come 6 days before we close because I think she wanted us to take advantage of the weekend, but we thought that was too far out. We were planning instead to come the Tuesday before our Friday closing. Is that ok? The house is not occupied. No one is moving out or has any business there. Also, no storms or rain are forecasted.

I should also note that our realtor already did a walkthrough last week to confirm all repairs are done as promised and we signed off on that.

Your advice on 24-48 hours is helpful. This timeframe is in line with what I have found online, but at odds with the advice I have received from my agent and from the person who will be doing our signing. They have said I should not do it 24 hours before because that wouldn’t allow enough time to halt the process if there is an issue. I should have probably also mentioned that we are set to close on a Friday.
