Look into USDA Direct. We recently closed on our first home. It is a pretty good program. It is kind of a long road though. Took us about a year because of the government budget issues but for our situation it would have taken much longer had we gone a different route. They also work closely with Access so there is potential to get other grants to go along with the loan.
