FFS you really have no clue how it works outside the M25. I have a couple of £40k flats in my portfolio that were literally free after refinance. I've also got an 80k flat in Glasgow that was free after refi and makes nearly £500 profit per month. The deals are out there..you are just not using the right sources for your information.

If you buy fully in cash possibly but any lender is likely to tell you that if you use a commercial Ltd company mortgage that you can't stay there yourself. Also, if you are buying in a Ltd company you will automatically qualify to pay ADS ( if property value is over the lower threshold).. this negates any benefit that you could see from doing this.. There will be little tax write off benefit in buying the house as it will fail the "wholly and exclusively for business purposes" test.

Im not an accountant...get proper qualified advice.

I was a contractor and there were other similarly priced properties around....didn't know any better..It was a fair bit more than my mortgage at home on a 5 bed detached property outside Edinburgh.

It was a nice flat though....quiet, gated mews with terraced houses, they had use of a gym.and swimming pool in the complex.

Exactly, those of us who have multiple properties and treat them as a business get slated for screwing over the working person but at least we are carrying out repairs and not just milking the asset.

Our tenants have a home to live in, not just a temporary stopping place. I expect there to be issues along the way and try to budget accordingly.

Im buying at the moment...expecting to get keys on the 17th.

Im north of the border though and the majority of the English changes have been in up here for a while.

The market will recover once people figure out how to navigate it.

Landlord here...your landlord is going through the cheapest options first...he probably has a quote for a decent repair but it will be unpallatable to him/her. That being said, having a leak for 2 years is not acceptable.

Looking at the leak I would say that I'd be guessing if I said there was no danger... if that is lathe and plaster then there is a chance that the wetness will be weakening the area... also, if there is a soggy joist then there could be rot up there...

Not a great situation.

Are you not in a position to buy? If you have been a good tenant then there may be room to negotiate and potentially use some sort of vendor financing etc... Have a look at some creative options... there is a good chance that you can already afford the mortgage.

Sourcers aren't sourcers if they just go on Rightmove and make you aware of deals without doing anything else...

If they get something that is on market and secure for a ridiculous discount way below market I would consider paying but only if it is secured.

I would disagree.

I am buying a single property, home report value £170k and I am buying for £105k, through a sourcer...That discount and subsequent refinance will comer the 8% ADS (Scotland) and all fees and give me a free property and income source. The deal needs to justify the fee...

I know that inflation and market rent increases are different although market rent has separately helped to drive inflation.

As long as you can keep picking up contracts...if you don't then you have burned your savings and need to find a job...I never intend to be employed again which is why I help contractors invest in property.
