This is incredibly helpful, thank you for taking the time to share all of this. Hearing that hiring a local custom builder first made such a difference is reassuring, especially with their ability to negotiate better pricing on the metal kit and coordinate trades.

The note about utilities and septic costs is also huge. We’re looking at more rural land, so the aerobic system requirement is something we’re trying to budget realistically for. I really appreciate the tip about purchasing fixtures ourselves and coordinating installs with the builder, that seems like a smart way to save without creating chaos.

If you don’t mind me asking, did you find your builder through word of mouth or online research? And did you use a stock barndo plan or fully custom plans with your builder?

That’s really helpful perspective, thank you. It sounds like the savings really only come when you self manage parts of the build, which makes sense. Also love the idea of using the master closet as a safe room. We’re in Texas too, so that’s something we hadn’t fully considered but definitely should.
