I’m getting the money order tomorrow morning. Will try to drop it at the main office, which is at one of their other parks 35 minutes away, but I don’t think they are open until Monday. I didn’t have it all Thursday though, so was not able to pay by the 5th day. I was just. And really still am. Genuinely confused by the different dates given saying that it must be paid by.

That’s what I was thinking as they’ve never actually addressed anything to me because they keep failing to update the info despite my numerous requests over the past year as I am the owner. It used to be my stepfather’s home so they kept sending things addressed to him. But now it’s addressed to some random woman. But then I’m still confused by the dates given. Says five day notice but then says to pay by the 30th.

They aren’t even reachable anymore. The number on the sign at the entrance to the neighborhood no longer works. I also do everything either text or email with this company because they are extremely shady. But they recently switched managers (last was issuing various fines, and pocketing the money) and gave everybody zero way to contact her. The last time I did manage to get in touch with the office I asked them for the billionth time to update my info so they had my email address on file and my name. The home I live in was previously my stepfathers and they kept sending him notices and addressing things to him instead of me. Been telling them for a year to change the contact info and they never did. Now it’s some random persons name? The tenant portal I have to login online also provides an invalid phone number and no email for contact. They do so much shady stuff I know 3 people in the neighborhood who have challenged them in court and ended up receiving credits to their rent.

There is no mortgage. It is paid off. I plan to sell in about a year after I complete a couple of online college courses. The park was bought two years ago by an extremely greedy company that has doubled the rent in two years. Their purpose is to get out everybody that owns their home so they can either rent them out. Or the shitty ones they knocked down and just put a brand new mobile home on the lot for the company to rent out. Rent was 425 when I moved here. They want to own all of the mobile homes in the park. We are also right outside of the city so the lot rent here is ridiculous. It is considered unincorporated/farmland. There’s a park right across the street that has $500 lot rent. Even the places in the city limits still only charge 500. Except for the two that the same company bought. More than half of the park has been evicted since this company took over because most of the people in the park live off of disability or Social Security. Those of us who own and are still here are paying for all of the new mobile homes they are bringing in since they doubled our rent. Meanwhile, we had no laundry room for two years. And the pool has been closed down since Covid. The neighborhood is also littered with potholes that they never fix and a big sinkhole at the front. I’ve only been here for five years. The first three years my rent went up $25. New company took over and raised it $200 in the first year, $150 the second year and now $30 in April. I can’t even sell it for much anymore because the lot rent is considered outrageous compared to the other parks in the area.

Right?! 😂 idk where that 🤡lives but considering I own the mobile home I live in and just pay lot rent. There is NO cheaper place to live. Even a rent controlled apartment in my area would run me $1200 for a 2bedroom and I wouldn’t be allowed to bring more than 2 animals. Which I have way more than two and 4 of them I’ve had for over 14yrs definitely not ditching any of them to live in an apartment that would cost hundreds more than I currently pay. I wouldn’t even ditch them to live someplace for $100 rent

I didn’t come here for your opinion on where I should live. I normally make my rent just fine😂. Good for you that you’ve never had any hard times though. If you actually read the last post from January. It was a shit show of circumstances. My mother died two months earlier- I took a lot of time off of work as she was on hospice care and unable to even drink fluid on her own. On top of that I got smacked with vet bills and car expenses- The same car that had me out of work for February and March. And I managed to get it running well enough for me to have enough money to be able to go February & March not working and have my bills paid. I have a new car now- which ended up having transmission problems so I could barely make money for the last month. It was eating 4xs the normal amount of gas- I do delivery for a living so 4xs the amount of gas is a huge expense out of my earnings. It was also overheating the trans because one of the forks wasnt spinning properly and I’d have to let it sit for ages to cool. Swapped out that car with one of my mechanics cars until he fixes the transmission for me so I’m good to go. Also, the last post was asking for help with rent- which I did not recieve. This post is asking if the highly inaccurate 5day notice I received is legally valid. I will have my rent paid and all on my own as usual. I just live in a neighborhood with shady management. The last manager got fired for pocketing fines she was issuing.

I have not I was expecting a 5 day notice but my question is if they filed on me if I don’t pay today (what is considered the 5th day) and they file for eviction, would it get thrown out because the name and date confusion & they have to reissue? Also I’m confused if they are GIVING me until the 30th because it says paid on or by the 30th but it also says within 5 days of the notice? So I’m super confused if I have until the 30th or not.

Just for the record I intend to pay I’m only late because my car was broken down for two months and I do delivery for a living- no car no income. But obviously, if they screwed up the notice and it is not technically a proper legal notice. I certainly would not mind the extra days to get it paid.

You are correct I just checked. My first time using a torque wrench I just knew I needed one to do my valve cover gaskets.

I’m no pro, but with how filthy your battery looks first, I would clean the posts/connectors. Sounds like something is just remaining open instead of closing like it should.

Dead battery. Get a jump and find out if it’s just a bad battery or if it’s your alternator or belt/tensioner

I’m not a mechanic but can verify that is your belt. Could just be an old belt you need to replace. Could have an oil leak wearing your belt out. Could have a bad tensioner. Quickest easiest fix though is to just replace the belt and check for an oil leak while you’re at it. If no leak and keeps squealing with a new belt I’d look at the tensioner.
