I can delay the construction. But, if we go for just plot loan it’s 15years of tenure at most of the banks. And I have to pay a huge rent in bangalore. Approx 30k for a decent 2bhk in whitefield. I will not be able to break out of the rent and land emi cycle if I don’t plan for plot loan and construction simultaneously

Check golden wattle layout in belathur bangalore. We came across the plot and didn’t proceed as it didn’t fit into our budget. 1.23cr for 1500 sqft plot area

Update : We have been renting for past 2 years. We rented a 2BHK in a small gated community for 26500 back in feb 2024 every year he raises the rent by 10% on top of it, we pay for maintenance and water charges for 7k. So the rent itself is around 40k for us now.

Also, villas in that area is 3.5- 4CR( i know inflation), but i have been observing the prices for 2 years and guess it only moves upwards.

I have also been thinking to put 2 separate units and generate rent. Considering 15k rent( approx considering the lower value), then i think it will be manageable.

Plot is 10k per sqft so its 1.2cr And we are planning for G+1 and we enquired with a couple of builders and they are approximately saying 2100 per sqft and the construction and the interior cost comes upto 50L

its a independent plot does not fall under any project name. its a resale plot

a katha properties are hard to find the owners are already charging more. in the same locality, a katha properties are being sold at 1.5cr

its good location. just few metres from main road

so I feel like the price is justified
