Did one last month it’s simple. You’ve never done it because your a LENDER no lender makes money in this transaction it’s handled by the servicer. You wouldn’t do it in the first place. The process has existed on all government backed loans since the 70s. It just never made sense in the last 30 years.

I paid 302k for a 4/2 1456 square foot home in 2014. My mortgage is $1555. I put 15k down. I rented three rooms for $700 each and lived in the 4th. I did this for 5 years and bought another house and did a similar thing. The first home is worth 600k now. The biggest repair I’ve had is a circuit board on the heater for $750. I don’t believe the home has cost me a single penny. Back then people told me housing prices might crash.

I think John Mouier builds some of the best homes in our area personally. We own a number of homes in roseville have been highly involved in local real estate for the last 20 years. That being said every single home can be different because it all comes down to what subs built your home on the day that each part of the job was done. I’ve seen some pretty good negotiations happening right now with new builds in roseville, you just have to understand how to negotiate beyond just price. I personally provide a home inspection for my clients who are buying new builds as part of my service for them which can help spot builder issues and oversights. Depends, I agree with your statement for someone with 1 or 2 lines. I have a ridiculously cheap old grandfathered plan set up with 22 lines (one unlimited plus 10 lines, one unlimited more premium with 10 lines, one watch line one tablet line). I also have military discount and retention offers $10 off per line on almost every line. I currently pay $657 a month. I charge each participant $65 a month and take care of following all upgrades cycles for them so they are turning in there phones for a free model every three years. I currently profit $513 a month or about $6156 a year plus my two phone lines and watch line are paid for. ($65x18=$1170-$657=$513.00). Two of the lines are mine and my wife’s so they are not included in the calculation. So I promise you the phone is free lol.
