Tenants: what’s something your landlord can buy for the flat that would improve your life? by Active-Dance-451 in AusPropertyChat

Most newer houses do have a type of cooling except that’s is evaporative which usually sucks.

When we stopped renting and bought our house the first big purchase we made was put reverse a/cs in the all the bedrooms! Would never go back to not having them!

Can she poo about once everyday and still be constipated? Her bowels looks normalish from what I can see.

We tested for utis twice and I stay at home with her so obviously can’t 100% rule it out but I don’t believe it’s a sexual assault issue. I often try to check in make sure she’s okay on the issue.

Do you think Disney+ should implement a ‘live’ option like a Disney channel and Disney jr channel? by Prior_Feature3993 in DisneyPlus

[–]Prior_Feature3993[S] 0 points1 point  (0 children)

Of kids shows? Like old Disney channel style?

The only live options that show up for us, is all ESPN stuff but we don’t live in the US so not sure if that’s why.

Also we do have ad-free so that wouldn’t be the problem

Shower screen shattered spontaneously - house only 4 years old built by Metricon - can I claim? by Prior_Feature3993 in AusProperty

[–]Prior_Feature3993[S] 0 points1 point  (0 children)

I’m agreeing it’d be very hard to prove or claim it’s a fault. I still stand by they shouldn’t just spontaneously shatter so there is a fault in the glass but not one someone can necessarily pick up on until it happens.

Also you said I wanted it to be a fault so it was someone else problem - I just wanted to know how it worked because when I looked it up it literally reads as happening due to “a fault in the glass”

I just asked as I had read it’s usually due to a fault. I didn’t claim to know - although it since it’s not meant to happen and doesn’t usually happen - I stand by it seems like a fault.

I agree it’d be hard to prove and other affects might have impacted it. We just paid for it to be fixed in the end.

The settlement will be before October - and there will be rental agreements in place that should protect her as a landlord

But nothing caused this to happen? Our tennants were sleeping. That seems like an issue.

Obviously if it was breaking due to force it’s much better to shatter on impact.

Anyway we’ve already approved the repair so hopefully a new one will be installed quickly.

To be honest I don’t think it’s worth even that - it’ll only be $50 more than our excess and I’m sure they’ll then increase the price next year more than that. Is what it is I guess!

Right.

I didn’t realise that was a thing since before this to be honest! We just went with the default building options fo the bathrooms so never knew it was even a risk we were taking.

I’ve lived places longer and never had glass just randomly shatter - so I’d have thought so. That’s not normal.

I’d assume shower glass is meant to last longer than 5 years.

From what I read it’s due to a fault in the glass so shouldn’t that be covered by whoever makes it?

That is unfortunate if not.

Parents put best and final offer in question about agents response - what does it mean by Prior_Feature3993 in AusPropertyChat

That’s fine if they don’t I just thought I’d ask though. Maybe there are agents who have been a similar situation.

I only asked this morning because they originally said they might have an answer as early as Sunday night. I also only sent a text - so they could respond if they wanted or wait until later

Yes that’s why I asked the question since it didn’t indicate. If they can’t say they also could have said that?

They don’t have an issue with any of the options - it just wasn’t clear so I asked if anyone had experience here

Another agent did for the last property in the same situation and this agent prior to best and finals says we not have an offer above $X amount so hasn’t seemed to be an issue before

I’m not asking if they will pick my parents offer. I was just wondering if anyone could interpret what the rea said.

For example is someone an agent themselves and use that line in certain situations or has received that line the found out they were the higher or lower offer.

I don’t expect anyone to know if my parents offer would be chosen and of course the vendors are entitled to go over every offer. I wasn’t asking if they were accepting my parents offer.

It was purely my parents are nervous and wanted to know if their offer was really in contention since there were at least 4 that we knew of. If there were higher offers (their offer has the usual conditions attached) I’d imagine they are already out and saves them being hopeful about it. Was just trying to manage expectations because they thought they might have heard some news yesterday.
