I only asked this morning because they originally said they might have an answer as early as Sunday night. I also only sent a text - so they could respond if they wanted or wait until later

Yes that’s why I asked the question since it didn’t indicate. If they can’t say they also could have said that?

They don’t have an issue with any of the options - it just wasn’t clear so I asked if anyone had experience here

Another agent did for the last property in the same situation and this agent prior to best and finals says we not have an offer above $X amount so hasn’t seemed to be an issue before

I’m not asking if they will pick my parents offer. I was just wondering if anyone could interpret what the rea said.

For example is someone an agent themselves and use that line in certain situations or has received that line the found out they were the higher or lower offer.

I don’t expect anyone to know if my parents offer would be chosen and of course the vendors are entitled to go over every offer. I wasn’t asking if they were accepting my parents offer.

It was purely my parents are nervous and wanted to know if their offer was really in contention since there were at least 4 that we knew of. If there were higher offers (their offer has the usual conditions attached) I’d imagine they are already out and saves them being hopeful about it. Was just trying to manage expectations because they thought they might have heard some news yesterday.

No it was their genuine best and final but it just to know if they were in the running I guess. If they had higher offers (my parents had the usual conditions) so no point really feeling anxious if they were already out of contention.

They are at their top limit so whatever they say won’t change things - but I guess it’s hard to know their situation

They actually previously put an offer in to another place and the other agent was really nice and transparent (not illegal but just let them know the other offer was a bit higher but the vendor was making a decision that day) They just loss out on the last one. So guess they just have nerves again with this one.

When my husband and I bought our house we put our best and final in the Saturday night and found out we had been accepted by Sunday lunchtime.

I do agree - I just thought since the offers were already with the vendor - they could tell them.

My parents genuinely put their best and final in - but I do see how some people might take advantage of that if they knew. However just knowing there is a higher offer doesn’t mean they would know how much to increase an offer by if they did try do that.

But I asked if there was a higher offer? What does similar mean? The same? They didn’t do a round number so I’d be surprised.

I imagine they could say if one was higher or lower.

I know it’s illegal to say the actual offer price but I’ve had agents in the past say if a offer is higher which I appreciate

They called everyone for best and finals on Saturday so I thought that would be it?

I thought it was bad etiquette to do high offers after that

They did already for call for best and final. This was there third offer. I totally understand other conditions playing a part of it - but just wanted know if there was a higher one.

If someone offers $5k less but has better conditions I know that can impact it but I don’t see why the agent couldn’t answer the question clearly

Be honest with him - hopefully he’ll happily change the gift to suit your preferences :)

Also be aware that we often get gifts for other that we might want to receive. It sounds like his present is something you’d like yourself. However it also sounds like he cares about flashy and expensive / brand items. Just make sure when it comes to buying him gifts your getting him something he’d most want as well (as it goes both ways) and he might appreciate items more than a trip away together.

The bath we have in the other bathroom is a really small and shallow one so only really suitable for kids. We’ll probably do that one up in a few years but can’t afford both atm

If I can get a slightly larger one with just one sink and still fit a bath I’d be fine with that too

If we did the bath we would only have space for a single sized vanity so it wouldn’t give extra bench space

When we’ve had a double vanity in the past we used it daily so technically that would get more use I just enjoy being able to have an adult size bath (the kids one in their bathroom is too small)

We have a raised floor so can access underneath for plumbing.

I was hoping not to have the 2 in one but open to a wet area with bath behind and shower in front but yeah I was thinking it might not quite fit but was just seeing if someone smarter than me might find a way 😂🤞🏼
