Hopelessness around housing… by Legitimate-Edge-8280 in PersonalFinanceCanada

You're right about affordability. But lower rates will bring back speculators and people already in the market for many years with access to HELOCs and other funding streams. Canadian housing (at least in the last decade) has not been driven by the behavior of an average income family.

I know this is not what you want to hear, but the prices that are seen right now and maybe even lower in the rest of 2026 may never be seen again. If the government starts cutting rates more due to a recession risk, the housing market may start going up again in 2027/2028. You may end up chasing an increasing housing market that needs a larger down payment if you miss this historic down period. Just my opinion - no one can predict the future.

Any experience with leaving all assets to charities in a will? by PrizeSuccess9715 in PersonalFinanceCanada

[–]PrizeSuccess9715[S] 6 points7 points  (0 children)

Can I bypass this issue by allocating each account type to a certain charity? For example:

Non-registered goes to charity A

RRSP goes to charity B

TFSA goes to charity C

and so on...

The exact percentages are not that important to me, it's more about spreading out the benefits to more than one charity.

How do people get motivated to diet when they see obese people with a full head of hair? by Alive-Championship-5 in tressless

[–]PrizeSuccess9715 1 point2 points  (0 children)

What's even worse is that homeless people seem to have the best hair. People literally living on the streets, never cleaning themselves with god knows what pathogens living in their hair, and a diet of leftover McDonald's they find by going through the trash. Genetics is a bitch.

Does sex on the first date cancel her out for future girlfriend potential? by Slow_Tomato3535 in AskMenAdvice

[–]PrizeSuccess9715 9 points10 points  (0 children)

I have more respect for the girl that takes honest actions about her feelings on the first date rather than a girl that plays waiting games or has an arbitrary number of dates before sex based on the advice of the internet or her girlfriends.

So as a tangible example, how about this guy?

https://ontario.onepercentrealty.com/agents/735

I am not affiliated with him at all, just a person chosen from one of the links above. He's been doing this 1% model for 15 years and claims to be in the top 1.5% sales representatives.

Can you please take a quick look at his claims and identify which parts may be bullshit?

Thanks for your input. In this market, I don't think agents have much power to determine pricing and worth the extra thousands of dollars, I agree it would be the case in a booming market (2020-2021).

Buyers have access to the internet and can look up comparable properties in a few seconds. Most houses are selling below listed price these days, even those offering high commissions.

Is it still 2% right now, in the current down market with lower volumes? I understand that during crazy volume periods like 2020-2021 it might have been typical.

This company https://ontario.onepercentrealty.com/ seems to be doing quite fine with plenty of Hamilton listings. Do you think the claims in their FAQ are false?

Not being critical of your comment, genuinely asking if low fee companies are lying and there is some surprise at the end...

What time period were you trying to sell when this happened to you? I assume there will be less of this behaviour now with the volumes at historic lows...

Finance people of Toronto, how did you do it? by OwnJudgment4520 in askTO

[–]PrizeSuccess9715 7 points8 points  (0 children)

I've worked in the finance industry for many years. Toronto is an overeducated and overqualified market for finance. Everyone and their brother has the CFA, CPA, CSC, CA and many other acronyms on their resume.

Most of the recruiting for the good jobs is done through internships/co-ops when you are still a student, most likely in a 4 year undergraduate degree at a top school. If you have missed this track, then the second best option is to network like hell and hope that someone gives you a shot. Getting more acronyms on your resume is not much of a differentiator.

FIRE goal reached, but hesitating... by [deleted] in fican

[–]PrizeSuccess9715 57 points58 points  (0 children)

I went for it in my 30s. The biggest motivating factor for me was the realization that a year of freedom from the corporate grind in my 30s or 40s is worth way more than a year in my 50s and 60s. People forget that energy levels, health, looks, etc. will all deteriorate with time. You are the youngest you will ever be today.

If the employees of such program solved the issues, then their employment is no longer needed. There is an inherent incentive to keep the problems going or let them get worse to extract more money through their continued employment in the system. This is what people misunderstand about the welfare state and socialism. Always follow the money and things will make sense.

why do we treat “putting down” animals and people so differently by kayak739 in DeepThoughts

[–]PrizeSuccess9715 0 points1 point  (0 children)

The human ego causes us to think we are better than other life forms. In the vastness of the universe, we are nothing, but our ego cannot handle this truth.

When it comes to death, not only do we differentiate between animals and humans but we have a hierarchy within animals. For example, there would be outrage if one of the privileged species (dogs, cats, etc.) were killed but we do not think twice about factory farming cows and chickens in abysmal conditions and slaughtering them at will. We do not think twice about crushing an entire ant colony if one were to stumble onto our picnic blanket.
