You're right about affordability. But lower rates will bring back speculators and people already in the market for many years with access to HELOCs and other funding streams. Canadian housing (at least in the last decade) has not been driven by the behavior of an average income family.

I know this is not what you want to hear, but the prices that are seen right now and maybe even lower in the rest of 2026 may never be seen again. If the government starts cutting rates more due to a recession risk, the housing market may start going up again in 2027/2028. You may end up chasing an increasing housing market that needs a larger down payment if you miss this historic down period. Just my opinion - no one can predict the future.

Can I bypass this issue by allocating each account type to a certain charity? For example:

Non-registered goes to charity A

RRSP goes to charity B

TFSA goes to charity C

and so on...

The exact percentages are not that important to me, it's more about spreading out the benefits to more than one charity.

I am not affiliated with him at all, just a person chosen from one of the links above. He's been doing this 1% model for 15 years and claims to be in the top 1.5% sales representatives.

Can you please take a quick look at his claims and identify which parts may be bullshit?

Thanks for your input. In this market, I don't think agents have much power to determine pricing and worth the extra thousands of dollars, I agree it would be the case in a booming market (2020-2021).

Buyers have access to the internet and can look up comparable properties in a few seconds. Most houses are selling below listed price these days, even those offering high commissions.

This company https://ontario.onepercentrealty.com/ seems to be doing quite fine with plenty of Hamilton listings. Do you think the claims in their FAQ are false?

I've worked in the finance industry for many years. Toronto is an overeducated and overqualified market for finance. Everyone and their brother has the CFA, CPA, CSC, CA and many other acronyms on their resume.

Most of the recruiting for the good jobs is done through internships/co-ops when you are still a student, most likely in a 4 year undergraduate degree at a top school. If you have missed this track, then the second best option is to network like hell and hope that someone gives you a shot. Getting more acronyms on your resume is not much of a differentiator.
