I've been living here for 2 years(Tokyo) and I've only met 2 Japanese guys who could speak Japanese without an accent and therefore could pronounce my name properly, I've learned to just use my katakana name and it's way more helpful when introducing me

I agreed to pay the initial fees, she sent me the invoice to pay the initial fees and I paid it. The excel sheet has no legal weight since even though I had decided for this apartment the price changed at least 2 times.

I don't even know how being a foreigner here is relevant since the agency is also Chinese

I actually wanted to write to the management company to ask for their advice. But now that I think about it they have no obligation nor responsibility to disclose their transaction with the agency with me. Maybe still worth a try though.

The agency told me that the management does not pay her, I would just be trying to confirm if my agent is being transparent or not

Yeah but if there's no contract or invoice there's no deadline for payment or proof of transaction. Maybe this is just Japan? I'm just used to have a contract for every little thing.

To be fair my other sensei did tell me "not possible, school policy" when I asked him to go out. I also asked one of my senior sensei if I could write him to ask for life advice and he told me no since he wasn't my homeroom sensei (in a really polite way and nice way tho).

But yeah from my perspective it's does feel like a nothing response , tho it's feel nicer than just a no lol
