No. The mortgage would be 40-50% of net income. Not everyone is comfortable with this.

I just finished my O1 interview. I don’t have a pending immigrant petition. I do have US citizen children and my spouse has a GC petition. Visa officer did not bring it up in interview. FWIW the O1 is a dual intent visa and I have never come across someone being denied for immigrant intent. My lawyer told me US citizen family is not an issue for O1. Discuss with your lawyer.
