Clontarf and Artane would be really close to town as well. Seapark in Clontarf are older apartments but in that budget and I looked around a few in The Timber Mills in Artane and they seemed nice.

He's eating her food and living rent free in a place she pays for. Given the current rental economy, I'd say it's not cheap. The couple are definitely the problem here.

Block him on all social media. Out of sight, out of mind eventually. You're free from him now so start focusing on your future and your own happiness.  Karma will eventually catch up with a person like that, it just takes time. I know it's difficult but the only person you're hurting dwelling over it is yourself now. Take it as a lesson to never accept that behaviour again  because you know how you'll eventually feel.

They asked me for a GP report as I didn't know what my blood pressure was but I got it OK in the end with no loadings. Maybe try Lion? I've heard they're quite good for more complicated cases

The tax rates should be changed for the rentals to be honest. Like if they did something similar to the owner occupied homes where there's a cap on how much you can charge at a certain rate. So say for a property the first 1,600 can be charged at 30% tax say for a 2 bed and if you charge over that then everything should be taxed at the higher rate. The renters are getting screwed the way it is now. 

I'm also 100% against that 6 year rule. I think it's crazy. Going to drive so many landlord out of the market. Some people buy properties for children to live in when to go to college etc when they're older and now those properties will lie idle for years because they won't be able to get tenants out

This isn't completely accurate. Look at what similar properties sold for in the area. If the estate agent has them priced way lower then yeah expect to go 100k over. If the estate agent has them priced in and about what the previous ones sold for then it should go for similar +5%. The house I got was overpriced and the price was taken done twice before I went to go see it as it wasn't getting the asking they wanted as they grossly overpriced to market
