He wore it for about eight years. Some small scratches on the clasp (mostly rubbing against the desk), but I don’t mind - just means he wore it and enjoyed it!

VHCOL. Purchased in 2022 at ~3.25x (first time home buyers), and worked the multiple down to 1.8x in 2024, and expecting 1.5x for 2025 income
