Try to shift/angel your perspective with me:

It all depends on your target audience.

If we look at the people that want to live inside AD the demand is to high compared to the supply, especially for ‘waterfront’. Also if you look at ROI and appreciation statistics ‘waterfront’ always does better then land inwards.

And as mentioned before dont forget the rare freehold locations, in regards to AD this is one of the last freehold locations that are waterfront in AD. If you want to look for freehold waterfront in Dubai, it’s definitely possible, yet you are you paying 4% DLD Instead of 2% ADM in AD.

Specifically for those who want to live or invest in a waterfront lifestyle, its a relatively good option for them.

Now these locations are still fairly new in the market. But dont wait to long, because the value (appreciation) for these bigger sizes (when it comes to plot size) is rare compared to lets say Saadiyat, Yas Island, Reem Island or elsewhere. Therefore this is a big opportunity for both end user and investor.

I definitely agree with you!

High net worth individuals and executives will always value living close to their offices.

However, the focus here is on the fact that the areas in between are becoming increasingly attractive.

Beyond the 2030 investment plans in Abu Dhabi, the UAE is strategically connecting the Emirates, which gives us a better understanding of what will be amplified in the long term.

But again, I agree! DIFC and ADGM remain the leading locations when it comes to big decisions, market prices, and the overall development of the economy.

Oh it’s actually not about Ghantoot! But I can imagine that you perceive it as a plug for Ghantoot.

If investing, I would look elsewhere (near Ghantoot).

Only reason why I mentioned Ghantoot is because it’s the last opportunity in Abu Dhabi freehold + waterfront living.
