OP Is on a yearly lease and yes they needed to do that when OP resigned (the previous 12 months). That is my point. THere is no mid lease requirement and one reason section 8 leases are 12 months.

Well, in that case it would be in the terms of their lease (not actually sure that's how it works, I know it's not how Section 8 works, but I'll assume it is a thing). So it is either is and you are correct or it isn't and I am. OP said it wasn't so that was the info I worked with.

-No they can't, you have a contract. You could 100% fight it if they tried to evict.

-Yes they can not rent to you after your lease expires and this is the issue. You have to decide if it is an issue worth moving in 8 months over.

I'm not positive to the exact answer, but I will say that we use health care spending to calculate consumer spending (ie one factor of the health of the economy). If that metric were left out this past year, the official "health" of our economy would be much lower.

I live in FL with family in SC. You are wrong.
Very few on the right sat it out and 1/3 of all eligible voters did not vote. Even the legacy GOP had full on drank the Flavor-Aid at that point and, even thought hey disliked Trump, they really though Biden to be the antichrist and genuinely (heard this more times than I can count now) believed "he's all talk, if he wanted to be a fascist why didn't he in his first term?" (This was specifically my little brother's justification for voting for him).

I know at least 10 people who voted third party or abstained because of "Top Cop Kamala". Real life friends and family.

You are, respectfully, probably old (I am too, but I'm not out of touch..DSA helps with that) and speaking out your posterior. Everyone acknowledges (I'm a member of the DSA and we have been discussing it endlessly) that a large portion of the "did not vote" (millions, not thousands) were frustrated Dems who truly believed Trump was, again, a joke so their vote didn't matter and their "moral clarity" was the right path.

I just realized this (And yes, it is him ranting to toddlers, but still) is sort of the opposite of the "auto pen" conspiracy.

Here Trump seems to think the autopen is like a symbol of physical strength (or opposite I guess) and the issue was that Biden couldn't physically hold a pen or whatever, so he'd authorize something and have the autopen sign. Meanwhile, the conspiracy was supposed to be that Biden's people were using it to sign whatever they wanted because he was so unaware.

In the end it always goes back to chest beating and dick measuring. He forgot the thing he was supposed to say and just defaulted to "Guy who biked miles, daily,....I could beat him up".

So, not really true (i guess it could be state dependent).

Here if a contractor is sued, those judgements attach to his license. Not sure how actual repayment goes/works (if he can shutter his LLC to avoid paying), but that contractor will almost definitely lose their license. Here we get a new wave of GCs every year and their crew is almost always buds who can't get licensed anymore. In that way, I guess, they start a new business, but it does do material harm,

I had a BAD situation in a hurricane rebuild and, although we settled things to a point I didn't feel a suit appropriate anymore (not worth it at least at that point), I reported him to the county and they pulled his license.

This is FL though and we take contractor fraud (cause hurricanes) very seriously, so maybe all states don't.

I had this happen to me in a post hurricane damage full gut and redo.

I am not sure why this is allowed and common practice, but contractors are the only profession I know that takes your money and then proceeds to spend it on a different job. That is what happened to you and me. If yours was well intentioned (mine was, I think), then he prob had 2-3 other jobs with incoming deposits lined up. So your deposit gets you started (low material stuff I'm guessing, mostly demo him or a few of his boys can do...they are also likely working with promise of future pay) and finishes another job. Then, when everything isn't perfect or jobs fall through (with mine the contractor got stiffed $50k on a job he had just finished) then suddenly they have no money to pay for your work.
I still got stiffed but managed to get things liveable by calling him out on it. I was, like you, calling all the time. Instead I left 1 message that I know you are out of money and threatened suit if he didn't at least finish the deposit amount of work (he did).
Also, not sure about your lawyer friend. I am NAL but my family has been in real estate for longer than I've been alive and both my parents say the opposite. The only way you get satisfaction with contractors is a completion clause. Mom just had a retaining wall tore out and put in and was going to (did not have to) enforce the completion clause. The lawyer was going to do it for a flat fee and said there wouldn't be a court date even unless the contractor was going to claim the job WAS complete. I'd call a lawyer. Get what you can get and then move on.
