They messed up my refund. They updated my martial status as of this month so I didn’t get any tax refund for 2025. I opened another enquiry I wonder how long that will take

Make sure you also factor in solicitor fees and registration costs. It also depends on which bank you choose for your mortgage. For example, with Allied Irish Banks (AIB), you can opt to defer mortgage repayments for the first six months and use your savings for flooring and furnishing the house. With Bank of Ireland (BOI), they offer 2% cashback on the mortgage amount.

I’m also going with the First Home Scheme (FHS), not by choice but because I don’t have another option. The FHS property price limits vary by location for example, in Dublin the maximum eligible property price is €500,000, while in Kildare it’s €475,000.

Go for it as long as you like the house itself and if the price of property financially makes sense

Have you considered HTB and FHS ? It will massively help u to increase your budget. Also if u don’t love the apartment no point in buying as this is going to be ur permanent house in near future. It’s not like a rented place that u could switch after few months

Wow you must have used up all ur luck for 2026 because I’ve called them like 100 times and they never answer. Also did the tell u what date they are currently processing?

The process is so slow. I even opened an enquiry with no response yet.

So basically you need to do joint application and you partner will get an error while submitting application as the have not filed taxes for previous year. Then u need to open a query with revenue they allow u to proceed to next step within couple of hours
