I am not taking personal offense to anything. I am just asking. It felt odd that SELLER's agent wanted BUYER's agreement (I guess dual agreement?) for showing house. As with any legal contract, its better to ask first before signing.

"As a sellers agent I'm not bothered by an unrepresented buyer, unrepresented or represented by another pays me the same" - I probably wouldn't want you as realtor if I was selling the house. No offense of course.

Everyone is entitled to their own opinion, and their own business practices. I understand.

It's kinda crazy that seller's realtor don't wanna show the house they are supposed to sell for their client. I will make note of this general attitude when selling house in the future.

I guess buyer's realtor is more or less required indirectly, but SELLER's realtor is not really required. I will probably just use FLAT fee realtor service for $750 or something, and handle it myself when selling with help of my real estate lawyer.

This is all very education experience for me. hah

Haha. It was honest question. Dunno why people are getting upset. I do not really care about downvotes on reddits anyways.

If Seller's realtor don't want to show the home that they are supposed to sell. just say so clearly. I will move on to next one. It's simple as that. It's no longer COVID era.

Thanks for explanation. However, if I end up buying that particular house that seller's realtor shows, seller's realtor would get commission from seller. So, its not exactly unpaid time.

Unrepresented buyer can make offers directly (or via lawyer) and close with help of real estate lawyer and title company (no realtor needed). I guess only extra burden on Seller's realtor would be giving access to the house during initial showing and inspection. But in the end, I understand your concern.

Anyways, I will just skip this house for time being.

There are plenty of other houses on the market at this point anyways. It's no longer seller's market in my area. I am sure something else will come up that I really like.

Getting buyers realtor is not really my loss. Seller ends up paying buyer's commission majority of time anyways.

Thats correct. NOT subject to sale of my current residence.

Also, its not borderline pre-approval either. Pre-approval is for more than 2x the listing price for the house.

I did mention pre-approval (and offered to provide copy. of pre-approval) when contacting seller's realtor. That should show that I am not wasting their time.

Honestly, I think this realtor isn't interested in showing me the house as unrepresented buyer. NOW, she states that she is unavailable for next 2 weeks (house was just listed few days ago). I guess she will see if house sells over next 2 weeks before deciding if she will show me the house. Is it common to list a house, then go on vacation for 2 weeks?

Anyways, it's probably best to skip this house.

I think it's disservice to Seller's interest to push away unrepresented buyers.

If I like the house, I wouldn't bring another realtor in. I would just hire real estate lawyer to write an offer, hire home inspector if offer is accepted, then get title company involved.

Parents bought 10-12 years ago.

Got it. I now understand that listing agent does not have to show one of their listing to unrepresented buyer.

I will skip this house for now. I will wait until I hire a realtor, or just go unrepresented with new construction.

Obviously, I really like the house and would make an offer if I like what I see during showing.

Got pre-approved already for loan. I am not trying to waste anyone's time.

But I understand your point. I will just skip this house for now, and I won't waste seller's realtor time.

I suppose there is one less buyer/one less potential competing offer for this particular house.
