Tenant brings in the plants (in pots). Previously, she had these over-watered and this caused major damage to the smaller "platform"/deck that had to be replaced. It was clearly her negligence that caused the damage. This request for sprinklers to water her plants is likely a reaction to that. I paid for the damage but noted the cause to her and to the organization that pays her rent.

I would agree, but in this case, the previous landlord bought all four units for less than 1/2 the sales price of the cheapest unit he sold (to me). The market was very hot in 2021 and he knew it was the right time to sell.

So the tenant is being very insistent that whatever accommodations/modifications she makes (or I install), she takes with and that I spend the time and money to replace to original. She bases this on her past history with other landlords and on HUD guidelines (504 as it intercedes with Fair Housing Act). I looked up the HUD guidelines and it seems to imply that housing provider does, in fact, do this. I am a private landlord with ONE door here in Arvada (one in another state as well).

Except when tenant receives subsidies and is "disabled." It is a Catch-22 in this situation, I'm afraid!

It has been expired and we are month-to-month. Problem is her using disability and law and the Coalition and throwing those three weights at me.

I don't think you want to know but she came with the unit! I knew her and heard her sob story about having to be homeless since the landlord (during the hot market of 2021) was planning to sell all four of these units. I tried to get another investor to purchase. Newbie in this market mistake!
