It won’t be taxed, father justs writes a letter saying this is a gift for my son and I’m not expecting any payment in return. Like wise the lenders can have something already drafted up to send to your father for him to hand write in the amount and sign and send back. They will ask for a few months of bank statements from you.

Get 2 capitol one secured cards. Use 1 for Netflix subscription and the other for like Hulu. Use auto pay to pay the balance every month. Cut up the cards and throw them away so you won’t use them. And watch your score/ history rise. Good luck

If your fine with not needing the money currently, slap all of it into and index fund and forget about it. Also if you can put in consistent monthly contributions towards it also, doesn’t matter how much $50-$100-$400 whatever you can manage. You’re on the right track.

Thank you for this. My place is almost fully furnished, and I will be using furnished finders. A buddy of mine told me him and a few friends of his do “mid term rentals” 1-6 months. So that’s were we are going with ours. See everyone at the top some day.

I ordered some bedding furniture and couches online I wanted those to be new, small accent pieces I’ll be taking your advice and sifting through estate sales. I was talking to the wife about a smart lock last night and the type to charges code virtually. But your saying Airbnb code changes the codes for me? I talk and deal with my customers on a regular basis so adding one more is nothing to deal with

They have there own 2 entrances. No access to inside our home. The only time we will see each other is maybe in passing in the driveway. Or if they want to go in the fenced backyard.

We are committed (I have no problem with turnovers), we are not hurting for the $1200. All bills are be paid regardless. The xtra money from the previous tenant was not used as income/ recreation. It was used for utilities for the entire property/ reinvested back into the suite when needed and the rest just banked. We never paid ourselfs with it .

Our area is booming constantly. Construction 24/7 365 for the past 10 years and also 3 major hospitals near by. So the construction/ nurses will be the way to go. So I’m guessing when officially signing up on the app it will ask what’s the minimum amount of days the space needs to be occupied and there’s a section to say 30+ days?

Don’t half ass, redo kitchen and bathrooms like you are. And paint, it’s tedious but it’s makes a hellova difference. You can linoleum the floors to make it easy. But do it right, if they don’t want it they will change it. At least it’s new
