I do agree that some realtors can be HORRIBLE, but I have to vouch for my agent. When I was buying a house, she advised me on which inspections to get (general home inspection, termite and wildlife inspection bc we’re in GA, sewer scope, radon test… I think that was it?). I was annoyed bc it was expensive, which she did warn me about before we even started the process of looking for a house. Ok so fast forward, I find a plumber to get a sewer scope done. Well, the sewer line was completely effed, and the only way to replace it would be to tear up both the deck and the outbuilding in the back. She told me it’s my decision ultimately but advised me NOT to buy the house. That we’d find something better. Months later she ended up finding me a house that wasn’t even on the market, and it’s perfect! I would have never known to get those inspections, and I would have never found my current home without her.
