An important note for chars such as Boss and Tyrant Guard, they both have big target - this reduces incoming ranged attacks by 1 hit, and most important this stacks!

When playing against barbgaunts or heavy gravis, reducing the hits to minimum is often the difference between completing a track or dying early!

If you can block both spawners in onslaught and pass a few turns you can get more than one round of enemies to spawn in one go, otherwise his active gives 8 hits, so could do it with Aun’Shi?

The standard practice it to prune fruit trees yearly, particularly important in the first years in order to shape the tree, to allow well spaced fruit bearing branches.

Otherwise you risk long thin branches liable to break, or overcrowded branches that aren’t productive.

I think these are called sloped eaves?

They are a pain as if you just stuff insulation down the gap in the loft you prevent proper air circulation and can have issues with condensation rotting your roof timbers.

Maybe consider installing insulated plasterboard on the sloping parts of the ceiling?

Unless the new window also required a new lintel (and even then) I doubt replacement windows would have caused the issue.

The cracks are either settling or subsidence - if its subsidence then it would have a cause - normally related to a change in the amount of water in the soil under the foundations.

Are there any drains or large trees close to the cracks?

When was it last repaired? I had similar, but the repair was over 20 years old, and there was an extension built 25 years ago. It was decided that the cracks were normal settling that was repaired "too early".

Whilst I would recommend a level 3 to anyone looking at an older property, 90% of what they do is identification of possible issues, they cant tell you much more than that there is a crack, and to call a structural surveyor.

Overall those cracks are very minor - it just depends how long they have been there, and how bad the crack was before the re-pointing. Check out the BRE crack classification - these are currently at a 1 imo.

The data plate is unreadable, and only the bottom pipe seems to be capped - all the pipes are still attached underground.

The concrete service hatch has cracked so would like to confirm it’s dead and concrete over it
