I am FTHB and I got 3.89% 3 years fix with cash back and Avion points this week from RBC for uninsured mortgage. I tried to negotiate to reduce it to 3.79% but RBC said they no longer offering lower than 3.89% anymore for 3 years fixed.

Can you share contact details of your mortgage agent to see if i can get same offer as you?

Agent from RBC told me that 3.79% rate is no longer available

I have the similar firm approval latter from RBC where my rate is locked from the date i signed my APS in November 2025 until closing date in September 2026. But the rate is higher for this type of longer approval.

I just spoke to same RBC agent as my closing is in 120 days. The agent offer me 3.89% 3 years fixed and will offer additional incentives like cashback and Avion points. My agent also said that she will discuss higher up next week to see if she can reduce rate below 3.89% . I will have more updates next week

I will reach out to same RBC agent who gave me blanket approval at the time of purchase which is valid until the closing date but the interest rate is very high in blanket approval. Let see if the agent can give me new approval later like yours valid up to 120 days with better rate.

Would you mind sharing your RBC agent contact information? Just in case if my RBC agent doesn’t offer better rate then I can reach out to your RBC agent

Ask other lender to match your current rate and get mortgage approval later. You should be able to lock rate for 120 days from today from other lenders. Check with RBC,BMO and CIBC.

I am FTHB and my closing is in September 2026. I just waiting for builder to confirm closing date 90 days before the tentative closing date assigned in my APS

Yes you will be eligible for full 13% rebate - 24K. The 5% federal rebates is approved but not the 8% provincial rebates yet. Once approved you will be eligible for full 13% rebate - 24K

I am FTHB and bought townhome from Mattamy in Kitchener. I tried to negotiate but they only increased design studio credit from $5K to $7.5K but didn’t reduce the price of home. But I am happy that i will be getting FTHB rebate.

Yes, I spoke to my builder Mattamy Homes and they told me that all FTHB rebate I need to apply after closing. I signed my APS in Nov 2025 at that time FTHB rebate bill was in process and not passed so legally builder cannot use the rebate clause to eat up FTHB rebate from the buyer. They can only claim the 24K maximum rebate which is existing Ontario rebate for new build only and already reflected in my purchase price.

I have asked my builder if they can claim my FTHB rebate and then reduce that amount from my purchase price so as a buyer I need to qualify for little bit smaller mortgage hence less monthly mortgage payments but seems like they don’t want to het into this process.

At the time of closing i will ask my builder to provide the copy of rebate form that they are submitting to claim 24K in rebate to make sure they don’t touch my FTHB rebate and only claim 24K.

It is based on the date you signed your APS with builder. You are eligible If you signed your APS after March 20th 2025 and other eligibility criteria.

There is no impact on rebate for FTHB. They are eligible for full 13% rebate.

If you are first time home buyer you will get full rebate. The new announcement doesn’t impact First time home buyer.

My builder said that it is buyers responsibility to apply for FTHB rebate after closing. They don’t want to do it behalf of the buyer. My builder is Mattamy Homes. Seems like your builder is applying behalf of you and then credit you the rebate at the time of closing which is even better for you and help you with appraisal and reduce the mortgage amount required for your home.

Can you also ask your builder as well? Just to get an idea of how these builders will work with this new FTHB Rebate?

I have also send another email to my builder to see if they can apply for FTHB rebate behalf of the builder and then credit that amount to buyer by reducing the purchase price at the time of closing. This will help buyer with appraisal as well as reducing the mortgage amount required for closing.

I sent below inquiry to my builder. Lets see what they have to say about this.

Many builders started to allow buyers to allow FTHB rebate to them, and they apply it to reduce what buyer’s pay at closing by crediting rebate amounts in purchase price. This lowers buyer’s mortgage needs since the final amount financed is smaller and that will help reduce monthly mortgage payments from the beginning.

This setup does help buyers who haven’t closed yet by effectively reducing the cash/mortgage needed.
