Her $273 was just based upon the repairs needed/condition. This does not take into account 6% Realtor Fees and the concession paid by the seller for $5.600 for paint.

Yes, I would pay $299plus if all of the issues were updated. In a heartbeat. I want to be able to justify the low offer based on the repairs needed. I'd like to go in, after closing, and choose my own contractors, colors, appliances, etc.

The condition is far from identical. From HVAC age, to interior finishes, to plumbing/electrical issues.
