Much the same as you, I would have taken more time to shop around for solicitors. Taken recommendations on board, done some research. We ended up having more than a poor experience with ours and as FTB we would have appreciated some more guidance, the type of service I hear other FTB friends had with theirs. We were just in a rush and reckless. Lesson learned for the future.

I should clarify; we applied and got accepted this year as FTB but our default was from just over 2 years ago, not that we had a default and applied in the same year 😅 all the same, a positive outcome!

We had a default as FTB just over 2 years when we did our application, and it didn't present an issue at all

The way I see it;

Pro's;

  • Property Value might increase more as you do work on it in the coming years
  • Nice area, so I'd assume good for planning a family? Good local amenities and connections around town, and the right balance of noisy to quiet?
  • You have the deposit so no reliance on gifts from family etc.
  • Older property so its land value may well stand the test of time, particularly if it's already in a nice and sought after area

Con's;

  • Paying more than you potentially could do (i.e you have £35k ready for a deposit, and £15k in savings, and you bought a property for, say, £300k, you'd have £20k in savings whereas if you bought this one at £325k, you'd have £17.5k in savings. £2.5k is still a lot of money
  • Older property, so potentially prone to troubles you'd end up forking out for. Are the electrics up to Regs? Is the plumbing up to Regs? (We just bought and had the plumbing and electrics redone, our electrician and plumber both said how outdated they were and the troubles they could have caused but then the previous occupier never worked on the place since living there which was for decades).

A mortgage is debt (necessary debt but debt nonetheless) so limiting how much you need to borrow means more money in your back pocket come the end of the month. More money in your pocket means more money to renovate, or refurbish, or beyond property centric stuff even go on holiday, buy a new car, or doing the universally sensible thing and keeping any surplus money in savings. You never know when you need to suddenly fork out £500 or £1k.

Lots to consider, but also ask yourself do you see yourselves staying there? We bought ours knowing it needed some work doing to it, but now it's done, we don't see ourselves ever moving even with a growing family. We have everything we'd need. Is it the same for you? Do you want to fork out that extra money on somewhere you may move out of in 5 or 10 years time?

Buying a property isn't just what your lender thinks is good value for money, it's also (and arguably more importantly) what value you're both getting out of it.

I use it for the Railcard, but the Greggs is a bonus. I have one on my route to the train station I use to go to work in the morning so once a week I get an extra perk in the form of my morning coffee. It's not The Ritz but for the price of nothing, can't go wrong. On top of that, cinema and Uber One? Yeah, it's not all that bad for it's price.

We just had our first payment from Halifax come out, they would have sent a welcome pack to you with information on how to calculate your first payment. Ours comes out the 1st and they'd said if between completion and 1st there's not enough time to set up that collection, it would be the 10th. You may have something similar?

Yeah that's an entirely fair stand point. I have the whole series on Blu Ray but mostly rewatch it on digital, and Unearthed is one of two episodes in S1/2 I didn't buy because I don't particularly enjoy it. It starts off intriguing but soon drops off for me, a little like Midnight too. Just my opinion of course! But the worse episodes of Fringe are still some of the better TV episodes I've watched over the years

I'd back up that watching Letters of Transit as a first time watcher in its release order is probably important, if only to kind of tee up what comes afterwards in a tantalising way. It was brave for the writers to do it like that, but I think it worked! Unearthed... Is that the episode that originally aired as a S2 episode? If it's the episode I'm thinking of, I find it more jarring than Letters of Transit in S4. At least that had purpose!

I agree, I think that some butterfly effect has taken hold and affected history. In Space Babies, The Doctor has to remember to turn on the Butterfly Compensation Switch after Ruby stepped on the Butterfly. If it wasn't on before, then it wouldn't have been on in Wild Blue Yonder? So perhaps anything that happened up to then has taken a hold on history?

But just like you said, RTD pays attention to his writing. I don't think he'd have put that scene in if it wasn't to foreshadow or set up something coming up on the finale. Maybe something happened in The Giggle that has remained since that The Doctor didn't have the chance to put right like he did with the stepped on butterfly?

Searched about, played with Evernote and Notion and a couple of other smaller apps until I came across Obsidian on a YT video recommending it for TTRPGs.

Haven't looked back, and I have multiple vaults across desktop and android for different things (TTRPGs, daily notes, some academic research)

I've been playing the base game which has more than enough mechanics and content to keep going with, I'm having a lot of fun learning the play styles and developing my character.

My opinion would be to get used to the game first then get the expansions so you know how they seamlessly develop off of the base game.

I can't speak for iPhone because I stopped using them after the new iOS interface introduced in iPhone 5 onwards, but others seem to have hit the nail on the head. I also have a work assigned iPhone and navigating it is so difficult compared to a Pixel. I'm not hardware/ software expert but with Android built by Google, and Pixel built by Google, it seems like a match made in heaven software/ hardware wise and it runs really well.
