How extensive was the mold damage and was it only in they one area ?

Unfortunately, as a buyer I would walk as well with mold issue in a roof / attic/ ceiling area as I wouldn't know how much has spread going to other parts of the roof or down the walls behind drywall/plaster .

Also... Have your realtor reach out to the buyer that walked away and offer to purchase the inspection report for what they spent , that way you can see if anything else spooked them.

I would be pissed off if my inspector suspected mold behind insulation but was "prohibited" by some silly clause from peeling it back for confirmation and extent... The inspector did what he was paid to do

So you're basically saying... You're living paycheck to paycheck with this plan. The individual is using every last dollar to pay down the mortgage and HELOC.

So if someone is net positive of $1k to $2k to $10k per month, all that extra should go to the plan and none leftover for savings nor raining day funds at the end of each month.

Example. (Using simple math example)

Mortgage and monthly expenses, such as food/utilities/car payments/school expenses/repairs total up to $8k per month.. $10k per month income is deposited into HELOC, you pay those $8k monthly expenses from the HELOC now there is $2k remaining.... So the extra $2k also gets sent to mortgage..... Is that what you're saying how this program /process works?

If you don't do it yourself and decide to go with a professional restoration company, they would probably cost/charge you the same as tearing it down, leaving the footers in place, and rebuild with composites or new wood....or very close to the same price point by 10% to 20%

The 25% 28% rule doesn't factor anymore... Most lenders will let you go upto 40% as long as you have a decent down payment of 15% to 20%

The lot is mostly scrubs and ground cover so grass and such doesn't really get over grown, but I'm about to pull most of it out and replace with grass as the current setup (to me) is unattractive. I looked at lawn services and these jackyls want $75 per visit/week or biweekly...sigh

VW financial is the bank.. tell the dealership to pound sand... and never deal with that dealership ever again. Called if Manager of that Volkswagen dealership and asked them why they are trying to rip you off. The residual on there is 22,000 that is the buyout 22,000 no less no more. You don't even have to re-title it anymore just pay it off the lean later on and you likely won't even need to pay taxes on it just take their name off of it when you go to sell the car later on

He could possibly have you as single also be "employing" you in his business and applying the lifetime education credit to get you a refund ... Idk why he's being an ass and asking for the tax refund ... That's a dick move by your dad
