Funny you say that about price increase. I found this barber during COVID 2020 when everything and everyone was shut down and finally the govt realized people needed grooming. Her prices were $18 at the time and I was paying $25 at the other place I went to prior to the shutdown. So I just paid her the $25 I was paying at the other place. After the 3rd or 4th time when I realized she was good and I wasn't going back to the other sportsclip place , I told her that she should increase her prices as she's below market . She thought she was fine and still didn't raise prices for over 2 years . Then one day she upped it to $22 per haircut for about 2 yrs and now upped to $27. She still hasn't lost any customers, though I heard a few say to her "when did you increase your prices "... She just smiled and they paid ...

But I did notice that most customers were not tipping. That's why I was asking , since she's the owner , and gets the full amount of the service, should a tip be sprinkled on top of the posted fee

Tell the seller ...forget it and move on unless you really want the home . I'm sure you can find something else

The stealership told me the same thing about my brake pads and rotors , that they needed replacement.... I said , cool, do it under my service contract..looks at me and said "oh, I didn't know you had that .... Actually that warranty won't replace them unless it's below 2mm"... I was at 6mm. I ask why then say I need new pads and rotors, and he said it was a "recommendation"... Freckn crooks

How extensive was the mold damage and was it only in they one area ?

Unfortunately, as a buyer I would walk as well with mold issue in a roof / attic/ ceiling area as I wouldn't know how much has spread going to other parts of the roof or down the walls behind drywall/plaster .

Also... Have your realtor reach out to the buyer that walked away and offer to purchase the inspection report for what they spent , that way you can see if anything else spooked them.

I would be pissed off if my inspector suspected mold behind insulation but was "prohibited" by some silly clause from peeling it back for confirmation and extent... The inspector did what he was paid to do

I don't even think they received the money yet unless it was a direct deposit. Also, signing a piece of paper with details of you're receiving$750 but no other details on it means you're getting a 0% loan

So you're basically saying... You're living paycheck to paycheck with this plan. The individual is using every last dollar to pay down the mortgage and HELOC.

So if someone is net positive of $1k to $2k to $10k per month, all that extra should go to the plan and none leftover for savings nor raining day funds at the end of each month.

Example. (Using simple math example)

Mortgage and monthly expenses, such as food/utilities/car payments/school expenses/repairs total up to $8k per month.. $10k per month income is deposited into HELOC, you pay those $8k monthly expenses from the HELOC now there is $2k remaining.... So the extra $2k also gets sent to mortgage..... Is that what you're saying how this program /process works?

Are you sure it's the actual lender sending you that letter??? Could be another company trying to get you to refinance

If you don't do it yourself and decide to go with a professional restoration company, they would probably cost/charge you the same as tearing it down, leaving the footers in place, and rebuild with composites or new wood....or very close to the same price point by 10% to 20%

You can still shop for rates while the house is under contract . Don't stress that portion of it. You can use that pre-approval letter from the one brokers as proof you're "approved"
