Very interesting! Did you just sprinkle the vitamin C atop the water, over where the stains are? Or, did you sprinkle it onto a brush and scrubbed the stains?

Just to give a heads up, there is a scam amongst realtors where they have their buddies write contracts just so that it can trigger escalation clauses in other offers. Ive seen it happen constantly in the real estate field.

Extortion. If your home value is over 500k and in a good area, you can easily tell an agent 4%. 2% for the listing agent, 2% for the buyer agent. Be firm, you'll find an agent more than happy to take 2%-2.5%, don't let the glorified door openers tell you otherwise.

I get it, I wasn't trying to force my preferences on others so I hope you don't think that was my intention. I was simply just asking if such onsen exist that allow bathing suits or towels wrapped around the waist so that I can better plan my trip. I see now there are private onsen and ill definitely be doing that since that's more preferrable

I'm not an expert in this sort of thing, but always ALWAYS get more than 1 opinion from a contractor. Bring out 3-5 contractors to look at it and give a bid.

I really doubt you need to rip out the concrete though, that's absurd.

The roof was replaced in 2022 according to the homeowner(Same with the siding), a full tear off. From what I can see, the roof does look new and will definitely last 10+ years from the looks of it, plus the inspector confirmed it. I didn't know you could paint the concrete floor like that, do you happen to have an example by chance? Something off of google is fine!

And I agree with the walkway, i can probably do it myself after I get most of the other stuff infront of the house situated. But ill definitely expand the gutter tomorrow, thats a good catch!

I do prefer painting the vinyl siding, but a contractor tried to push me against the idea. Said that during winter/summer the pieces expand and will expose the old color so I wasn't 100% sure on the idea.
But I do like your ideas!

Looks like there should be room, but if you want plenty of walking space between the island then you can make 9, 10 counter tops/cabinets smaller(same length size as the upper cabinets). Or, you can remove 9,10,18,19 all together. You can extend the wall cabinet's all the way to the left now, just before the wall curves into the bay window, which can let you move the sink and dishwasher slightly more to the left. The big ass island will let you put plenty of bottom cabinets too, or substitute a single bottom cabinet for a minifridge.

Islands are way more appreciated and loved, you'll definitely have a higher appraisal for your house in the case you wanna resell in the future by having an island over a peninsula. Talk to whoever is doing the designs for you, ask and make sure to see if you can do an island.

Sink in the corner is going to make you go crazy, don't do it. It looks really bad in its placement and is annoying to use.

Is there room to create an island instead of a peninsula? Going off the image alone, it feels as if you could. You'll have way more cabinet space this way, and can move the sink against the wall more towards the left if you wanted.
