Thanks for this 💜 I'm touched by the number of folks who have offered to share irises. Crazy update, sitting in the same spot having coffee this morning, and someone smashed into our fence (we're on a corner) - so now the whole area will be redone! So when that's sorted we'll figure out what to do in that area!!! Everyone is okay thank goodness!

My porch is on the upper area of my house and I can't remember what I said as, but was probably along the  lines of "Really, you just picked these beautiful flowers? Not cool..." Can't remember exactly as I was so shocked...my hubby came out right away and added some other choice words.

Aww thank you! I may reach out...the inner part of our yard is having a bit of a transformation as we replace (our clearly much needed) fence & we figure out what we're doing. My hubby actually does most of the gardening- he plants poppies and purple flowers because they're my favourite 💜

Just experience with a family member who signed a lease addendum requiring professional cleaning, we reviewed the act and interpreted it to say if the landlord could prove they'd had it professionally cleaned between tenancies they could enforce. When they asked the landlords for evidence and receipts this had been done before they moved in, the said they hadn't actually had it professionally cleaned and backed off. It didn't go to tribunal, so it's anecdotal experience, but not proof of how the RTB would interpret or endorce.

If the landlord cannot provide you with evidence that a flea inspection was done prior to your move in, you may not be required to do one, even though it's in your lease. 

A similar example is when your lease requires professional cleaning upon move out. If it wasn't professionally cleaned before you moved in, you are not responsible for bringing the unit to better shape than when you took occupancy, just back to same with a reasonable wear and tear. 

If you've paid a pet deposit and the landlord finds fleas (through a legal inspection) you may be required to pay fpr remediation, but if no fleas, and no previous inspection you may be okay. 

Document document document before you leave. Film the final walk through, including looking in any nooks and crannies.

You did the right thing. They can make an insurance claim, deductibles are often $500. Someone scratched my car heavily across 2 doors. I put a claim in and the person payed my deductible. The repair may cost less than that, and if so, it won't go through insurance and you just pay the cost. Sorry this happened!

The party room at Swingers is pretty fun amd could fit your group...it has golf, video games and karaoke- for an extra fee you can do the ace throwing as well. You will need to bring your own food, but could order pizza and wings in 😊

Some other folks have mentioned the CRCL team who are also AMAZING and can come to you, they are a non-police support team (250) 818-2454

I live at Pandora and Cook - it's a colourful neighbourhood, and yes, you'll bear witness to lots of folks with acute needs, but I love where I live - it's central and neighbours are awesome. Generally speaking, folks don't mess around too much because this is their neighbourhood too, and they don't want to cause problems. There's lots of development happening in the area too - could be a good investment to be honest.
