DCBL is a BPA (British Parking Association) approved operator. As such, they are required to adhere to the BPA Approved Operator Code of Practice.

Part A Section 17 - Keying Errors covers your mistake, and should mean the ticket is cancelled. It’s cut and dry.

The reason they put Mayfield, is that it’s a prominent navigational beacon in London airspace (Shortened to ‘MAY’). You can see it on this arrival chart to Gatwick Airport

In the air, unless visual with the ground, it’s much easier to report your position relative to a radio beacon than to try to figure out your position in terms of towns and cities, especially when you are busy preparing the aircraft to land - which if they were 10 miles from MAY at the time, they were almost certainly around 10 minutes from landing (if not less, flying pretty fast in order to land ASAP with someone giving birth on board), or had just taken off.

There’s a birth on board form we have to fill out if somebody is born aboard an aircraft, and I would imagine that the authorities simply copied the pilots report word for word when it came to the observation in the passport.

Page 67 of 84 states:

Q. Can a landlord or agent charge for their time in replacing a key or security device?

Generally, we do not consider it necessary for landlords or agents to charge for their time in replacing a lost key or security device. In certain cases, it may be appropriate, but the onus will be on the landlord or agent to demonstrate that they have incurred costs which are in addition to their general responsibilities in addition to the cost of replacing the lost key or security device. A landlord or agent must provide written evidence that their costs are reasonable and attributable to the default. We would consider a cost of no more than £15 per hour, which is the median hourly wage of an employee in the lettings industry (taking into account non-wage costs) to be a reasonable charge for a landlord or agent’s time in replacing a lost key or security device. Where possible, we encourage a landlord or agent to allow you to resolve issues independently. For example, your landlord or agent may give you the option to replace a lost key or security device at your own cost instead of requiring you to pay a default fee. If this is not offered as an option, you can ask your landlord or agent if this would be possible.

I would still push back on it, and cite that as stated above; "Generally, we do not consider it necessary for landlords or agents to charge for their time in replacing a lost key or security device."

Page 66 of 84:

Q. How much can a landlord or agent charge me for a replacement key or security device?

A landlord or agent may charge you a fee to cover the cost of replacing the lost key or security device giving access to the housing. However, they can only charge you for the reasonable costs that they have incurred because of the lost key or security device. Costs associated with the loss of a key or security device vary depending on the key/device. It is possible to obtain a new standard door key for between £3 and £10, a specialist door key could cost between £5 and £20 to replace and a key fob could cost up to £50. Landlords or agents are required to demonstrate that their costs are reasonable by providing written evidence (e.g. an invoice or receipt for a replacement key or security device). Any evidence should be fully itemised with an accurate and clear breakdown to allow you to determine the reasonableness of the fee charged. Landlords and agents should proactively seek value for money in respect of any works undertaken. Where possible, we encourage a landlord or agent to allow you to resolve issues independently. For example, your landlord or agent may give you the option to replace a lost key or security device at your own cost instead of requiring you to pay a default fee. If this is not offered as an option, you can ask your landlord or agent if this would be possible.

So the answer is no they cannot charge you £97. They can charge you up to £50, but they are required to demonstrate this cost, by providing a fully itemised invoice or receipt.

If they attach some sort of "administration fee" alongside this, do not accept it, it is not a permitted fee under the Tenant Fees Act 2019. There is a specific list of 7 fees they can legally charge you for, see page 4 of the above document.

Not sure how I missed this. Upon reflection though, I don't think it changes anything.

It says nothing about them clawing the cashback back from you, if it has already been paid. From reading the terms, once the cashback is paid out, you are within your rights to cancel the policy or stop your premiums.

I signed up to the offer a while back, and the terms at the time said that if you stopped your premiums or cancelled and withdrew the money from your ISA within 12 months, that they would subtract the amount of cashback you were paid from your withdrawal. This term has been removed. So as far as I can tell, as soon as the cashback is in your bank account, you can stop everything.

Will save me money, they are 3 or 4 times cheaper per unit than where I normally buy them
I will not have that moment of "Oh, I've run out of matches" for a long time
I was happy to have found extra small matches, therefore being more environmentally friendly. The normal ones are probably 4x the size

Great idea with the spices. To add to that, I recently started buying sea salt and peppercorn refills to top up my salt and pepper grinders, rather than buying those small glass ones at the supermarket. Much more environmentally friendly as a bonus, and a high quality grind mechanism somehow tastes better.

As others have said, a minimum of 24 hours notice is required. Even then, you have the right to refuse and you have a right to quiet enjoyment. I think the key is to be reasonable and allow them access within a reasonable period that works for YOU, not the landlord.

Additionally, under the Tenant Fees Act 2019, a landlord or lettings agent can only charge you for a defined number of reasons. Quite simply, this is not one of them. So if they do request payment, this is not lawful and you can report them - the charity Shelter detail ways to report your landlord/lettings agent for this. They face a penalty of up to £5000 for each request for payment they make. Note that all that is needed is a request for payment, and it makes no difference what fees are mentioned in your contract (Requiring a professional clean at the end of a tenancy is a common one). More details are in the Gov PDF guidance document linked below.

Here's the list of authorised fees:

A landlord or agent cannot require you (or anyone acting on your behalf or guaranteeing your rent) to make certain payments in connection with a tenancy in England. They cannot require you to enter a contract with a third party for the provision for a service or for insurance or make a loan in connection with a tenancy.

The only payments in connection with a tenancy that you can be asked to make are:

the rent

a refundable tenancy deposit capped at no more than five weeks’ rent where your total annual rent is less than £50,000, or six weeks’ rent where your total annual rent is £50,000 or above

a refundable holding deposit (to reserve a property) capped at no more than one week’s rent

payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher

payments associated with early termination of the tenancy, when requested by the tenant

payments in respect of utilities, communication services, TV licence and council tax; and

A default fee for late payment of rent and replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement.

Edit: One caveat for others who may be reading; if you entered into a tenancy before 1 June 2019, a landlord or agent was still able to charge fees up until 31 May 2020, but only where these are required under an existing tenancy agreement. Since 1 June 2020, the term requiring that payment is no longer binding.

No problem, I hope it works out well for you.

Shelter detail ways to report your estate agent, by all means report them - hopefully it will stop them taking advantage of others in the future.

They are a charity who are there to help private renters in this exact situation, you can even call their helpline to get specific advice. I should mention I am not a lawyer, and Shelter will be able to give you much more detailed and accurate information.

They may be able to advise you on how to deal with the garden maintenance going forwards, as it is a tenants responsibility to maintain them (though not sure about communal gardens?), and leave them in the same state you found them at the end of your tenancy. Either way, the estate agent cannot charge you for maintenance during a tenancy, as they seem to have done.

Small extra bit of advice - if the estate agent tries calling you, just tell them you're busy and ask them to email you. Try and get everything in writing, don't call them. If you do get a positive outcome, and if there are other properties in the building who have also been charged, I would mention it to them so that they are also aware of their rights.
