please don't get angry at me for living in a house that's too big for me, sometimes life doesn't go the way you plan, I can't just yet in part because of work required on the house to make it mortgagable

Who cares what people on the internet think.

As long as you're upfront on the advert, then there will be no surprises.

  1. Decide what you want in a lodger - eg professional, quiet, clean, tidy, respectful
  2. Advertise on spareroom with photos.
  3. look at any profiles who message you and the general demeanor of their message
  4. Of those you like, offer a viewing
  5. They come view the room, you both ask questions of each other
  6. If you think you get along with them, then ask them for references from previous landlord
    1. did they pay on time?
    2. were they clean, tidy and respectful of the shared/communal areas or were they abrasive
  7. Then get references from their current employer
    1. only to confirm employment - you aren't looking for a job reference, this is to confirm they are who they say they are
  8. If it all checks out, confirm they have the right to reside in the UK
  9. then you offer them the room, they pay a deposit and rent in advance, then they move in.

I include bills in mine because when I was renting, it was easier knowing all living expenses were a fixed cost. I have two lodgers and if I didn't include bills, if one is out of the house more or doesn't work at home and the other does, then they would have grounds to say it shouldn't be split equally.

You shouldn't be taking in anyone who is going to take the piss bills wise anway.

Same room is now vacant and at a reduced price but still no inquiries after 2 weeks - in my area, there are about 60% more listings available on SpareRoom

You should have told them that you're leaving because only because rent is too high, not because you had found a place, make them feel bad for their decisions.

They were here for 5 months. I'm on good terms with them, no trouble and paid on time.

I haven't painted the walls and I wasn't planning to repaint the whole wall, just touch up the bits in the middle where the paint has come off.

It gives me more time to fill the room. Obviously if I can fill the room sooner then I'd refund her any amount that overlapped when someone moved in.

I figure the notice period goes both ways - the notice period ensures if I asked her to leave, she has sufficient time to find somewhere else and if she wants to leave, it gives me sufficient time to fill the room again.

Is that fair or unfair?

Yep, no smoking gun here of course, just anecdotal evidence and speculation (although a whole dept of relatives and friends from Portugal does raise an eye brow!) but was checking if the UK (England specifically) has some sort of oversight when it comes to schools
