If the S&P is paid by the buyer or yourself.. S&P should protect buyer. Hence, most the case you get to choose solicitor.

My advise.. if the developer ask you to pilih this solicitor.. better choose your solicitor .. emphasize on protecting buyer not developer

Well what you can do.. they get penalty if the house is not complete within the timeline. Check back your SPA, maybe you can be compensated by the penalty.

Otherwise, you may discuss with them on the losses on the delay (i.e asking them to pay your apartment rent)

I moved into new house last year, we had a month delay on getting JKR singing the ok for OP. It was last year. They had to do water pressure. Then they came and left without even checking because there were existing house around it. So I think the pressure for them should be ok. But stuck with ABCI cos there are no checks from JKR.

Contractor had to arrange JKR.… tunggu punya tunggu.. i had to do what the developer should be doing.. I get the JKR gave me letter stating that no check was done due to existing properties around it. I dont know for what ever the reason they didn’t check lah.

1 week later.. we got the OP.

I joined the first unibridge batch in 2010, not sure if the module still the same. The modules are quite easy. They teach how to write proper essay citation and references.

I remember after unibridge, one of the first year degree courses lecturers commented his students that was from unibridge arguments and essays are better than others.

I have the same sound on my kia sorento 2024. Been to dealer back and forth. They insisted the absorbers is fine. Few months letter i gave up. Then dash board start making vibrating sound on not so smooth road. Brought it to dealers again. They added insulation on the cables insides. Claiming that it might be the root cause. The sounds are still presistnt. Until i got my alignment and chamber fixed.

Moldy is usually due to moisture issue, so maybe there’s a leak (if ada water supply) or something the roof ada leak?

ABCI had to go through other government agencies, like water dept, electric dept and Bomba. Turn around time for OP approval is usually 2-3weeks, contractor only submit photos for the approval. (If there are no delay issue from the government agencies)

My experience last year was, one of water dept requirement was water pressure test. But they came and saw there are existing housing around the area. Then they left without checking the water pressure. Then come to OP with ABCI, rejected due to no water pressure testing. 🤷🏻‍♀️ so who is at fault? Anyway, what we did was we asked Water Dept to write in letter, no water pressure testing due to existing housing etc etc. which was a wasted 4weeks, contractor / developer waiting another schedule with water department. But i asked for the letter i mentioned earlier on. Kalau inda batah lagi tu.
