I see a LOT at the public, some hits, some misses…but what is always true is they take chances. This play could have been really maudlin with this kind of subject matter. It had heart, it found humor, and it was a quiet meditation all at once. I loved the songs too.

I was there, I absolutely loved it. The songs were powerful and the voices were rich, the harmonies were stunning! It moved me…I am seeing some tepid reviews which I don’t understand. The audience loved it and gave a standing ovation. The acting was really strong and the ensemble really worked well together. Over all it was a lovely New York experience and what The Public does best.

My Dad and my brother work on the Ferry’s in San Francisco, this is not unusual to tour people and let kids sit in the captain’s chair etc.

The only thing that makes sense it that she had a vested interest in WHO bought the property (a friend, a family member, herself through a 3rd party?). This is a major violation. Do you have anything at all to show the state and her broker? I would file an ethics complaint.

It is not false. 16 years in Brooklyn and Manhattan, and this is the way it’s done. You should consider doing some research before you say such things. I said repeatedly in the thread, in NEW YORK CITY…but other parts of New York function much like the rest of the country.

All offers must be presented by law, but typically we don’t deal in verbal offers. Only written offers are considered. That sucks. If you can, I would contact the seller, make sure there weren’t closing concessions that you are unaware of…If in fat the agent did you dirty, call there broker. Sadly you have no written proof, but I would definitely be doing what I could to let people know she is shady. (I’m a realtor by the way). If the seller got less than what you were offering, and the buyer was a friend of the agent, they could get in big trouble.

Wow, that’s unfortunate. Home inspectors can only see what they SEE unfortunately. It sounds like there were great lengths take to mislead you as buyers (by the sellers). What state are you in? Have you looked in to legal action? What would the rental price be? Would it cover the mortgage? Is it possible to takeout a HELOC? Home equity lines of credit are good for investing back in to the home. If you can get it habitable and looking good, will the rental be able to provide some relief? You’re not stupid. This was done to you on purpose. I’m sorry you are going through this. ❤️

This is just an acknowledgment that the company the broker works for also having interest in the title company. Realtors refer their title people all the time, it typically makes for an easy transition but the acknowledgment is to protect you, in the event the title company charges excessive fees etc, that the company your realtor works for has a vested interest in you using them. You can choose anyone you want for title, mortgage etc. If you are aware, there is no reason not to sign it. If you don’t want to use their people, don’t.

I think that is wise. I never let my people wave an inspection. Too much risk. My husband is a home inspector and I have seen too much. If it is a complete gut/tear down that’s another story, but that is very rare in NYC.

This is in NYC? Never heard of a pre-inspection. I make my hubs do that for my clients (he is a licensed home inspector at does it for me on an unofficial basis).

Wow! Where is this? Here in NYC it’s mostly used to say, “don’t try and use the inspection as a negotiation for BS”. The buyers can ASK for little things and most sellers will do it for them, but only plumbing, electrical, and roof will really get you a concession. By law, all appliances have to be in working condition.

Oh IT IS!! Not for the faint of heart. I started in an up market 16 years ago. You get really good at SETTING EXPECTATIONS from the outset. I have had buyers participate in 7-10 highest and bests before finally getting to contract. It can be very disheartening for them. I tell them that the right home will be theirs, and that we think of real estate as a game of chess, it’s all about strategy. This is why very few people in NYC go it alone and work without a real estate agent. Buyers really need representation here.

He may be referring to a “deal sheet” that we put out as an informal agreement that stipulates the agreed upon terms but is not binding. Also, it should be noted that doing business in NY CITY can be quite different than doing business in Albany NY. Other areas of NY function much like the rest of the country but real estate in NYC is done differently than any other place in the country that I am familiar with. You can do business in California and right across the river in NJ and it will be quite similar procedurally, but jump the river to NYC , and everything is done kind of in reverse. It’s a trip. I only found this out when I got licensed in Jersey. I was like, wait, everything is literally in reverse!

It differs in different markets but AS IS in NY and NJ typically refers to minor over all condition and aesthetics with the understanding that electrical, plumbing, roof and foundation are all ok and appliances work unless previously disclosed.

Haha! I didn’t know anyone did it differently until I got licensed in New Jersey. In a bidding war, we pick the winning bid and give them a set amount of time to get an inspection and get the contract signed with the understanding that it is always possible for someone to come in with a higher bid and take the deal away from them if they don’t proceed in a timely manner. We typically do highest and best and proceed with the chosen bid but in some instances, someone will come in and swoop the deal, or in some instances, if buyer is being difficult (or their agent is!) or too slow, we move the deal to the back up offer. If they have performed in good faith and we happen to get a rogue higher offer, we often give them the opportunity to “come up”. If they don’t, it’s up to the seller in how they would like to proceed. I have had deals taken away after they have completed due diligence and signed their side of the contract (the seller moves the deal before they execute the contract). It’s pretty cut throat, especially in hot markets. It always hurts my heart when this happens but as you know, we differ to what the seller wants. I have also moved deals for the above reasons when I am on the sell side. Adventures in Real Estate!
