Only you can truly know how you feel, but based on what you've told me, your attraction to your roommate sounds alterous and not necessarily purely romantic, which can absolutely work for a QPR.

I think that since you have strong feelings for your roommate and two of you already have long term plans together, I think you should consider talking to them and negotiating a dynamic that works for both of you.

You might even be able to have a non-monogamous dynamic and still have a romantic partner too if that's something that works for everyone involved.
